News: Langtree Group acquires Rotherham business centres

By

Langtree Group has acquired the Homes & Communities Agency's (HCA) 49 per cent share in its long-standing Network Space joint venture.

The business was established by the government's Coalfields Task Force in 1999 and now has more than three quarters of a million square feet of high quality industrial and commercial space under management.

The acquisitions include two in Rotherham: the Century Park Network Centre and Vector 31.

Century Park consists of 28 office and workspace units over two phases adjacent to RiDO's Century Business Centre at Manvers.

Vector 31 at Waleswood is part of a successful business park where 162,000 sq ft of industrial space has been created in a range of sizes.

Network Space owns 22 of the SME workspace estates and two business centres across the former coalfields of the north east, north west, Yorkshire and the Midlands.

John Downes, chief executive of the Langtree Group, said: "It's been a big success. Our original intention was to develop half a million square feet of space but the concept and the product have proven so popular that we’ve exceeded that by some margin.

"It was always the stated intention that we'd take full control once our development objectives had been met. The product will not change as it's popular and provides the right type of quality accommodation and lease arrangements for SMEs in the current market."

Neil Mortimer, team leader, land & regeneration at the HCA, added: "We are proud of the role Network Space has played in supporting our wider work with local partners to help regenerate former coalfield communities. Helping to restore jobs and promote business was always a priority for these areas and the vehicle has been successful in providing quality workspace."

By

Network Space has announced five new deals totalling nearly 17,000 sq ft at its Century Park Networkcentre in Rotherham.

Waste analysis company, Waste Research Ltd has taken a 7,800 sq ft workspace unit with office content on a 7-year lease. Also moving in are PAC Groundworks Ltd, Merry Maids of Mid Yorkshire, and Elite Belting Services Limited, who've taken office and workspace units ranging from 918 to 2,010 sq ft units on three to five year leases.

David Wilson, Director of Waste Research said: "We required centrally located premises that were large enough to combine both our office and test centre.

"With its combined workspace/office units and locality close to the motorway network, Century Park Networkcentre provided the ideal solution for us."

In addition, an existing tenant of Network Space, PH Jones, recently relocated from one of its other networkcentres to a 4,619 sq ft unit on the site.

Manager of PH Jones, Mick Mrksic said: "We wanted to relocate from Doncaster to Rotherham but remain with Network Space as they’ve always provided us with an excellent service."

News: Six deals at Century Park Networkcentre in Rotherham

By

In the current property market downturn Century Park Networkcentre based in Manvers, Rotherham is experiencing an influx of new tenants with six deals recently completing and more in the pipeline.

The first deal sees Dearne Valley Engineering, part of a group of companies, take nearly 3,000 sq ft of workspace on a 3-year lease. The group, who have been trading for 78 years, provide round-the-clock engineering and fabrication support to major manufacturers across the UK, now supported locally in the South Yorkshire area.

Area Branch Manager, Daz Charlesworth said: "Due to the expansion of our regional office we required further floor space for our engineering equipment. The key factor in our decision to take a unit at Century Park Networkcentre was its excellent location which allows access to the motorway links meaning we can easily service our clients throughout the UK."

Joining Dearne Valley Engineering at the site are Jacks Discount, Specialist Cooling Ltd, KFV Cosmetics, Lyca Engineering Ltd and Greens Electrical Maintenance Ltd, who've taken units ranging in size from 750 to 1,500 sq ft on 3 to 5-year leases.

In addition, existing tenant print company Technical Print Ltd have recently upgraded into a larger unit on the site.

Owner of Technical Print, Craig Raistrick added: "The size range of units at Century Park Networkcentre meant that we could move in to the larger space we required without having to change address."

Claire Chisholm, Property Manager at Network Space, said: "We are delighted to welcome new tenants to the site, and the upgrading of Technical Print's occupation in to a larger unit demonstrates that the philosophy behind Century Park Networkcentre works.

"The site is now 55% percent occupied and with more deals in the pipeline we hope to be fully let in the none to distant future. When you take into account the current economic climate and the fact phase two only completed less than a year ago, I think the success at Century Park Networkcentre shows Network Space is fulfilling its remit of providing superior accommodation for SMEs across the country."

Century Park Networkcentre in Manvers is a high quality office and workspace development built by Network Space, a joint venture between developers Langtree and the Homes and Communities Agency. Current occupiers also include Gerco, Selecta UK, Eco Redwood Windows and Wren Turbines.
