IN 'n' OUT is set to bring its completely new approach to car servicing, MOT testing and car maintenance to Rotherham when it opens at a popular retail development.
A US "drive thru" concept has been expanded to offer fixed price MOT, servicing and valet without the need for appointment. The expanding Northamptonshire company has plans for 300 UK sites over the next five years, primarily located on retail parks.
IN 'n' OUT has secured a 5,000 sq ft unit on phase two at Gate Park for its first site in South Yorkshire. It is the last remaining unit at Gregory Property Group's hugely successful retail venture on Great Eastern Way at Parkgate.

Gate Park is now fully let with prime tenants including Aldi, Iceland and Home Bargains with other tenants including Pizza Hut, Barnardo's and Formula One Autocentres.

The first phase secured pre-lets from Aldi, Iceland and Home Bargains. With Iceland already open, Aldi is set to open on October 8 with Home Bargains on October 10.
Gregory has also confirmed deals with Pizza Hut and Barnardo's to take the remaining two units to complete phase one at the four acre site. Development is underway for the second and final phase comprising 9,400 sq ft of space with 4,400 sq ft already pre-let to Formula One Autocentres. Completion is expected next month.

The Rotherham store of premium nursery retailer Mamas & Papas looks set to close after plans were submitted for another retailer to take over the Parkgate Shopping unit.
Last year it was reported that the stores at Parkgate Shopping in Rotherham and Meadowhall in Sheffield were considered "currently unviable." The two local stores joined 23 others where the retailer asked for a 50% reduction in rent.
British Land operates a 50/50 joint venture with Norges Bank Investment Management for Meadowhall and has Parkgate in its portfolio via the Hercules Unit Trust (HUT), the specialist retail park fund.
Huddersfield-based Mamas & Papas was established in 1981 by David and Luisa Scacchetti and has grown to over 60 stores in the UK and Ireland. A wider restructuring plan for the group was announced following investment from Bluegem Capital Partners in July last year.
As part of the restructure, experts at Deloitte were appointed by Mamas & Papas (Retail) Limited to negotiate a Company Voluntary Arrangement (CVA) to revise lease terms for its stores. A CVA is often used by insolvent companies to negotiate new payment terms or periods with its creditors, in this case, the rent on retail property.
A CVA was agreed, which staved off administration, but a number of UK stores and outlets have closed.
The proposed new occupier for the Parkgate unit is growing Yorkshire-based card retailer, Card Factory. Having opened its first store in Wakefield in 1997, it has grown consistently year on year and now operates from over 700 stores across the UK.
The company floated on the London Stock Exchange in 2014 with the aim of opening up to 1,200 stores in total over the next ten years.
Now, the Wakefield-based firm has submitted a planning application for new signage at the Mamas & Papas unit. Card Factory recently opened on the Tanyard in Wickersley, the second in the borough, following the first on College Street in Rotherham town centre.
Card Factory is a multi-price point value retailer principally offering single cards at various price points of less than £1. The high returns business model means that stores can operate profitably in a wide range of locations and demographics from major centres, retail parks, suburbs of major urban areas and affluent towns.
Also in Parkgate, with units nearly complete at the new retail development on the former car showroom on Great Eastern Way, the name of Gregory Projects' 50,000 sq ft development is set to be "Gate Park." The first phase sees Aldi taking the largest unit at 16,544 sq ft and Iceland taking the adjacent 7,000 sq ft unit. The third unit, of 15,000 sq ft is under offer to Home Bargains. The next phase can cater for requirements of between 1,000 sq ft and 10,000 sq ft.
Forward funding has been secured from Bramall Properties Ltd, the North Yorkshire firm which has carried out a substantial number of commercial and residential developments over the last few years and which holds a variety of office and commercial property investments and provides funding for other property developments.
The deal means that construction can now begin next month and Sheffield-based experts, J F Finnegan has been appointed as the main contractor. The development is due to be completed by July 2015.

TJ Morris, the Merseyside company that operates Home Bargains, has grown organically over the last 30 years to become one of the biggest privately owned companies in the UK. Opening approximately 50 stores a year, Home Bargains is bucking current trends in the industry. In 2013, turnover rose to £1.05 billion with profits of £111m.
The business operates on one key principle: to sell branded goods at the lowest prices possible. Carrying a wide range of high street brands – from health and beauty products to household goods, food and toys - it opened its first Rotherham store in 2012, taking on the former Internacionale store in the town centre. The latest store will join 350 outlets across the UK.
Developers anticipate to start on site in Autumn 2014 with completion in Spring 2015. GVA is agent for the scheme.

Planning permission was secured earlier this year for six units with Aldi taking the largest unit at 16,544 sq ft and Iceland taking the adjacent 7,000 sq ft unit.
A third unit, sized 7,500 sq ft, is already under offer with an unnamed national retailer. Work is expected to start on site in Autumn 2014 with completion in Spring 2015.
GVA is the agent for the scheme.
Iceland Foods, which started out in 1970 selling loose frozen food in Shropshire, opened its 800th UK store at the end of 2013 and have opened a total of 145 net new stores over the last four years, creating more than 4,000 new jobs. The operator, which has one Rotherham store already, at Eastwood, is on track to exceed a target of adding a further 40 new stores in the financial year.
Iceland's growth in store numbers is only topped by Aldi. The UK arm of the German retailer recently opened its 500th store, having not had any before 1990.
Along with the new store at Parkgate, Aldi recently submitted plans for a proposed new store on land currently occupied by lighting and conservatory retail units on Bawtry Road at Bramley.
A planning application has also recently been submitted for another Aldi store as part of a new mixed use regeneration scheme for the site of the council depot and Lantern Engineering Ltd at Muglet Lane in Maltby.
The new build, 10,700 sq ft, store is set to "deliver significant investment into the local economy and deliver approximately 40 new job opportunities within Maltby." It follows on from planning permission being secured for a new Aldi on council owned land at Swallownest.

With budget operators like Aldi, Gregory Projects is hoping to fill the gap in the current provision created when the nearby Netto store was taken over by ASDA. Gregory believes that the plan will also complement and significantly enhance the existing food and non-food provision for the local community. The site could also be home to a gym in the future.
The 3.87 acre site was remediated twelve months ago and has been vacant since.
