News: Medical company expands into new Rotherham HQ

By

A global manufacturer and distributor of healthcare equipment is expanding into bigger premises with the £850,000 purchase of a new Rotherham HQ.

ISO-registered Sheffmed manufactures and distributes ENT suctions and instruments across the world and is relocating after 20 years into 8,395 sq ft at Salisbury House on Centurion Business Park at Templeborough.

Wake Smith advised Sheffmed, which employs 15 people, on the commercial property work while the Sheffield office of Knight Frank acted for owners toolmakers Troy (UK) Ltd on the sale.

Sonia Hobson, managing director at Sheffmed, which started out in an office at Aizlewood’s Mill in Sheffield, said: “We have grown out of the old place on Clifton Street and were looking for something with more space for our existing team and our resources. It will be a new experience for us being on an established business park but we are really looking forward to the move and being amongst like minded business people.

“We are currently undergoing some work in the warehouse to give us a mezzanine floor and a clean room which is essential for our work with medical instruments and are hoping to be in before November.

“This is the right decision for our business and we even have a nature reserve nearby which is ideal for walking our dogs at lunchtime.”

Ben Spencer, director in Wake Smith's commercial property team who acted on the purchase of Sheffmed’s former base at Clifton House in Sheffield 10 years ago, advised on the new purchase and business estate requirements.

He said: “We’re pleased to have worked again with Sonia to bring the purchase to fruition. This is a growing firm and we wish Sonia and her team the best of luck in their new base.”

Harry Orwin-Allen, senior surveyor at Knight Frank in Sheffield, said: “Centurion Business Park is an established commercial location with fantastic links to the national motorway network.

“Salisbury House, which forms part of the wider estate, is a modern hybrid business unit which offers a range of good quality office space and full height industrial warehouse accommodation with yard and loading, which offered Sheffmed opportunity to expand their operations further within the region.

“The market for similar property to purchase remains robust in the Yorkshire area and, on behalf of our retained client, it was great to secure a committed purchaser in Sheffmed. It was a pleasure dealing with Sonia and her team, who acted swiftly throughout the process.”

Sonia added: “Ben Spencer at Wake Smith really looks after us and that is why we go back for our commercial property work. He provides information quickly and is always friendly and helpful when we need any advice.”

News: Tasty deal for Yorkshire Crisps

By

The Yorkshire Crisp Company has shown its appetite for growth by expanding into further units at its Rotherham manufacturing base.

The luxury hand cooked crisps and popcorn maker has renewed its lease and acquired another unit at Waleswood Industrial Estate - meaning the company now occupies four units on the popular business park.

The company, founded in 2005 by businessman and part-time farmer Ashley Turner, produces its award-winning produce using a small, dedicated team using the finest local ingredients for a local, national and international market.

Prestigious stockists of Yorkshire Crisps include John Lewis food halls, West End theatres, Virgin Atlantic, and Malmaison Hotels.

Yorkshire Crisps has taken a five year lease on its existing three units and a new five year lease on an adjacent 3,334 sq ft unit – totalling 14,060 sq ft of manufacturing, storage and office space.

Solicitors Wake Smith advised on the lease for Yorkshire Crisps for the new premises.

Ashley Turner, director of Yorkshire Crisps (pictured, centre), said: "This location really works for us. We pride ourselves on local connections - our crisps are made from carefully selected potatoes that are grown by local farmers on the chalky soils of the Yorkshire Wolds and we source all our packaging from Yorkshire suppliers. That means we have to be easily accessible for our suppliers and our employees."

Tom Weightman, solicitor in Wake Smith's commercial property division (pictured, left), added: "We were really pleased to be able to advise on the lease requirements.

"We are delighted to have helped this popular independent business maintain its Yorkshire roots and expand in their existing location. We wish them the best of luck for the future."

In 2017 sales of Yorkshire Crisps' gourmet products, which have won Best Snack in the Caterer and Hotelkeeper Awards for Excellence Awards and Gold Great Taste Awards, grew with an increase in turnover of 28% to £2.1m.

As well as its online shop, Yorkshire Crisps supplies farm shops, delis, coffee shops, sandwich bars, pubs, wine bars, theatres and many independent retailers.

The company also supplies hamper manufacturers including Lanchester Wines and Gifts, Spicers of Hythe, Simply Thank You, Highland Fayre, Virginia Heywood, Tordoff Wines and Gifts and ClearWater Hampers and exports worldwide to Europe and countries further afield including Russia, Hong Kong, Bahrain and United Arab Emirates.

News: Leighton Vans invest in new Rotherham HQ

By

Leighton Vans Ltd, specialists in Volkswagen T5 & T6 van conversions, has bought a new 11,800 sq ft company headquarters and showroom in Rotherham as part of ambitious expansion plans.

The automotive business, which has become a hit with the outdoor and lifestyle community nationwide, is the brainchild of Mike Leighton who spotted a gap in the market for sales and bespoke customisation of VW transporter vans four years ago. It is a spin off from Leighton's former used car business, set up ten years ago.

A million-pound funding package from NatWest and Lombard Finance helped finance the deal which will see the company move from Sheffield to the former Bradken manufacturing unit at Templeborough.

The Dodds Close unit was vacated by Bradken after the Australian heavy engineering company was hit by the downturn in the global mining industry.

Mike Leighton, managing director of Leighton Vans (pictured), said: "Not only do we sell, rent and lease VW transporters but we create unique, high specification vans which can be colour coded, body styled, upgraded and modified to what our client requires. We really wanted to find premises that suited our business needs, and allowed for growth.

"I've always had a vision to move to a site which would be a drive-to destination for our customers. I wanted a space to display about 50 vehicles, offer merchandise and have an informal customer area.

"This concept will work really well at Dodds Close. Parking and storage was always an issue for us but now we will be able to enhance both our customer experience and the production side, doubling our workforce of eight and operating four ramps in the garage instead of two. The location is really well positioned for the M1, Meadowhall and train stations."

The site is currently being refurbished following the granting of planning permission. It is planned to open in late March.

Sheffield solicitors Wake Smith advised on the deal. Paul Gibbon, director at Wake Smith's commercial property division, said: "We were really pleased to be able to arrange the purchase requirements for Leighton Vans expansion.

"The business model established by Mike works extremely well and he has developed a strong customer base across the country, tapping into the popularity of outdoor sports and people wanting to enjoy the countryside."

The company now has a one million pound turnover, has customers nationwide and also supports world renowned professional mountain bikers including Sheffield's Steve Peat, Scotland's trial cyclist Danny Macaskill and World Cup circuit rider Brendan Fairclough.

Aaron Carter, relationship manager at NatWest, said: "Leighton Vans is a dynamic and ambitious business. It has been really rewarding to work with the management team to progress their growth plans, which are helping to create new jobs locally."

Rebecca Schofield, partner at Knight Frank, which marketed Dodds Close, added: "This industrial warehouse unit is in an established location and ideal for Leighton Vans' expansion needs. It will allow them to have a much improved base with office, showroom, customer area and workshop – all under one roof.

"This unit was one of a few freeholds available and we had good levels of interest because of the quality.

"We wish them every success in their new home."
