News: Belvedere retail development up for sale

A proposed retail development at the Belvedere public house in Rotherham has gone up for sale.

Planning permission was secured by Talten Business Park Ltd for the historic Moorgate pub in February despite residents' concerns over traffic and impact on the area.

The property, in a conservation area next to Thomas Rotherham College, has been vacant for three years and the development includes converting the pub building and demolishing the rear outbuilding to make way for retail units.

Pre lets have already been secured for a 2,168 sq ft Tesco store and a 4,671 sq ft unit for Vets4Pets.

Tesco has signed up for a term of 20 years with an initial rent of £58,000 per annum.

Vets4Pets was founded by Peter Watson in 2001, the former managing director of Vision Express. With 80 veterinary practices throughout the UK, Vets4Pets has taken a 15 year lease with an initial rent of £26,000 per annum, increasing every five years by 2.5% compound.

Commercial property agents, Christopher Dee has been instructed to sell the property which has been given a guide price of £1.15m for the freehold interest.

The development is nearing practical completion.
