Fresh from purchasing a five acre plot at a regeneration site in Rotherham, Trebor Developments has submitted plans for a large speculative development.
Rothbiz reported last month that Trebor Developments, working in conjunction with its strategic partner Hillwood, has purchased a five acre site for an undisclosed sum at the prominent 31 East site in Dinnington.
Promoted as "Atomic" 31 East, the planning application is for the erection of single speculative B2/B8 warehouse with ancillary office space at first floor and associated yard, parking, roadways, landscape and amenities. It would total some 78,000 sq ft.

The development is on a 44 acre site on Todwick Road, adjacent to the existing 45 acre Dinnington Business Park which already has outline planning consent.
The former Dinnington Colliery site has been transformed and local specialist developer, St Paul's Developments agreed in 2015 with the Homes and Communities Agency (now called Homes England) to create a 750,000 sq ft logistics hub and the site was granted Enterprise Zone status.
Atomic at 31 East is prominently located fronting on to Todwick Road and is already being advertised as being available to let by way of a new lease on terms to be agreed. Investors believe that the industrial unit will be available Q2-2019.
Trebor/Hillwood are advised by agents: CBRE (Leeds), CPP (Sheffield) and Knight Frank (Sheffield).
Details on drainage, parking (for 146 cars) and landscaping has also been submitted.

The regeneration of the former Dinnington colliery is ramping up again with Trebor Developments, working in conjunction with its strategic partner Hillwood, acquiring a speculative development site at the Rotherham site.
The partnership has purchased a five acre site for an undisclosed sum at the prominent 31 East site located less than 2.5 miles from Junction 31, of the M1, near Rotherham.
A single, speculative, 83,000 sq ft industrial unit will be developed and will be available in first half of 2019 and promoted as "Atomic" 31 East.
Bob Tattrie, managing partner of Trebor Developments said: "We are delighted to secure this further site and will bring the speculative development forward on our fast track basis. A planning application has been submitted. The unit will be available to lease or purchase and can meet local or regional occupier needs in a size range not readily available in the location."

The acquisition represents the second between the partners following the announcement in March at MIPIM that Trebor had entered into a long term strategic partnership with Hillwood to undertake industrial and logistics developments across the UK.

The latest plans are from another local specialist developer, E V Waddington Ltd, and include creating a speculative development on around 12 acres of land off Todwick Road.
Rothbiz has also reported on the £18m investment from United Caps who are progressing plans for an initial facility at 31 East that will be 54,000 sq ft, with an option to expand to 215,000 sq ft as business growth demands.
The next stage in the regeneration of the former Dinnington Colliery in Rotherham is coming forward as speculative development which could create hundreds of jobs.
The 44 acre site on Todwick Road, adjacent to the existing 45 acre Dinnington Business Park, already has outline planning consent for industrial usage with plans determining that the site can accommodate a total 750,000 sq ft of logistics/warehousing space with the capacity to develop a single stand-alone building of 450,000 sq ft.
In 2015, local specialist developer, St Paul's Developments agreed with the Homes and Communities Agency (now called Homes England) to create a 750,000 sq ft logistics hub.
The site was granted Enterprise Zone status and has made it onto a longlist of 65 "Logistic Hub" locations – off-site centres for construction and manufacturing which will help Heathrow Airport deliver its expansion plan.

Another local specialist developer, E V Waddington Ltd, has now submitted proposals for creating a speculative development on around 12 acres of land off Todwick Road.
The plans, drawn up by Eastwood & partners, state that: "The proposed use for the buildings is warehouse/light industrial. Seven buildings will be constructed to allow future sub-division internally into up to 27 terraced units. As the development is speculative, with tenants to be sought, the actual number and size of units is not known."
On the Western plot, three buildings are proposed occupying 76,000 sq ft. On the Eastern plot, four buildings are proposed occupying 122,000 sq ft. The amount of floor area is estimated to be around 191,000 sq ft.
Served by an unnamed adopted road, car parking with 342 spaces is to be provided within the service yards and within separate dedicated parking areas. Landscaping is also proposed.
Advertisement Based around the reclaimed Dinnington colliery, the area in the south of the borough is a proven business location, home to the likes of Macalloy, Johnston Press and Quartzelec. Rothbiz reported last month that United Caps, an international manufacturer of caps and closures, has announced that it will invest some €20m in a new production facility in Dinnington.
Rotherham-based Waddington provides the region with industrial, commercial and office accommodation to let. It operates its own construction company and other local developments include Aldwarke Wharf and Vantage Park. The company's first development in the 1950's was for KP Nuts, a canal side development for taking delivery of peanuts at Eastwood.
