News: Plans to bring new tenants to Rotherham retail park

Planning applications are progressing at Parkgate that could lead to new tenants opening at the popular Rotherham retail destination.

With Superdrug moving within Parkgate Shopping, doubling the size of its previous store with a c. 10,000 sq ft unit, plans have been approved that will allow a new occupier to move in to the empty unit.

My Dentist (GB) Limited has had its plans for unit 10c checked by Rotherham Council and the authority has issued a Lawful Development Certificate, approving the use as a dentist clinic under the current planning permission.

The key issue was whether or not the existing use falls within use Class E and therefore doesn’t require a change of use application. Changes in 2020 grouped Commercial, Business and Service in Use Class E and includes both the retail sale of goods, other than hot food, as well as the provision of medical or health services.

Planners concluded: "It is considered that the proposed use of the Unit for a Dentist Clinic can be carried out without the submission of a full planning application, as the previous and proposed uses fall within the same wider use class and as such there is no material change in the use of the building."

Mydentist is one of the largest dental providers in the UK with a national chain of 534 dental practices. It currently operates in Rotherham town centre and Brinsworth. The group is jointly owned by management and Palamon Capital Partners.

Across the park, owners, Threadneedle, have submitted plans for Units 17 and 18.

The applications are for the reconfigurement of the internal layout, including the mezzanine, a new trolley bay and new solar panels.

The units are currently occupied by the TUI Holiday Superstore and One Below but the correspondence talks of new tenants.

Agents, Savills, said: "The works are part of a package of works to enable the units to be occupied by new tenants. As can be seen from the proposed works shown on the submitted plans they are of a minor nature and do not raise substantial considerations."

Another new opening involves an unnamed food retailer taking a new build unit. Rothbiz reported in January that an outline planning application had been approved for a new 20,000 sq ft foodstore at the park.

News: One Below opens second Rotherham store

The UK's newest discount store has opened a new outlet in Rotherham, its second this year.

One Below offers 5,000 products for £1 or less and sells a wide range of high street brands such as Coca Cola, Pedigree, Heinz, Kellogg's and Cadbury's.

The Barnsley-based retailer has taken the prime unit on College Street in Rotherham town centre, still known by many as the former Marks & Spencers.

The store has trend-led bargains across ten departments including groceries, home, health and beauty, baby care, toy, DIY, partyware and craft.

The business has been launched by Poundworld founders Chris Edwards Senior and Christopher Edwards and has plans to open 50 stores this year across the UK.

Ironically, the newest Rotherham store is in the unit that was previously home to Bargain Buys, part of the Poundworld business which went bust last year.

Based in Normanton, Poundworld once employed over 5,000 staff and was acquired by TPG Capital in 2015 for £150m when it was undergoing an aggressive expansion and store opening plan. In 2018 it went into administration and no buyer was secured.

One Below opened its first Rotherham store in the former Maplin unit at Parkgate Shopping in April.

News: New discount retailer to open in Rotherham

The UK's newest discount store is set to open a new outlet in Rotherham next week.

One Below offers 5,000 products for £1 or less and sells a wide range of high street brands such as Coca Cola, Pedigree, Heinz, Kellogg's and Cadbury's.

The store has trend-led bargains across ten departments including groceries, home, health and beauty, baby care, toy, DIY, partyware and craft.

The business has been launched by Poundworld founders Chris Edwards Senior and Christopher Edwards and has plans to open 50 stores this year across the UK.

The new Rotherham store, in the former Maplin unit at Parkgate Shopping, is set to open on April 19.

The opening follows new stores in Sheffield and Doncaster. One Below has its HQ and warehouse in Barnsley.

Poundworld was founded in 1974 and was acquired by TPG Capital in 2015 for £150m when it was undergoing an aggressive expansion and store opening plan. However the chain entered administration last year and all shops closed when a buyer could not be found.

Poundworld stores closed at Parkgate Shopping and in Rotherham town centre, where the chain's Bargain Buys store also closed.

Christopher Edwards, managing director of One Below Retail Limited said: "One Below will be the only name on the high street offering everything it sells for either £1 only or even less than a pound with branded, quality products costing as little as 29p.

"We're also happy to be able to employ many of the former Poundworld staff, who were some of the 6,000 employees to have lost their jobs when the new owners of the business, TPG Capital, sent the business in to administration in 2018.

"We look forward to helping our customers to save on a variety of their favourite products."
