News: Speculative development planned for car park site
Plans have been submitted for a speculative development on the car park that replaced the former Bohemia gentleman's club on the edge of Rotherham town centre.
The premises on Main Street went up for sale in 2011 with a guide price of £150,000. The buyers were The PDR Group, a successful company specialising in electrical engineering who are based in nearby Central Business Park.
Planning permission was then secured to demolish the former Traveller's Rest pub, which was built in the 1940s, and create a temporary surface car park.
Now plans have been drawn up by architects, Taylor Tuxford, for a single speculative commercial unit with an internal floor area of 524 sq m.
The application states that: "During the planning process for the pay and display car park the Local Planning Authority expressed a desire for a built solution on the site and the applicant has therefore formulated the plans for this speculative unit. Following discussions with the local Planning Authority it has been agreed to narrow the types of use classes for this speculative building."
The end user is unknown but if approved the unit could accomodate business and general industrial use plus retail use classes to support a possible trade counter and other possible retail uses including shops, restaurants and cafes, drinking establishments or hot food takeaways.
The plans explain how a vacant site will be brought back into use and encourage companies to locate within an established mixed use business district. It also explains how it would not adversely affect the surrounding area and how none of the alternative sites considered were found to be acceptable when tested against their availability, suitability or viability in relation to a proposed development.
The site is adjacent to Pool Green roundabout which has recently secured government funding for a £5m scheme to convert the roundabout into signalised crossroads, aiming to reduce congestion and remove the barriers currently restricting the development of nearby sites.
