News: High demand expected for Rotherham industrial estate

By

One of the last remaining 100,000 sq ft plus industrial spaces to let in South Yorkshire is on the market.

Block A on the Aven Industrial Estate near Maltby in Rotherham, offers 102,250 square foot in the centre of a 26-acre site. It is expected to be in demand as Block B fills up.

The unit, based near the former colliery site, is expected to attract interest from companies looking for long term storage options for overflow stock at a value for money rental rate of just £1 per square foot, and is one of only a handful of 100,000 square foot units available as stocks diminish.

The estate was previously home to Black & Decker and became the global design and test site for saw blades in 1998. Block A, which can also be split into two units of 73,906 and 28,344 sq ft, sits next to Block B which is home to a variety of different sized businesses in 23 industrial units, and now only has one unit of 1,300 sq ft remaining.

Garage and bodyshop specialists Straightset Ltd is the latest to move into Block B expanding from its base in Worksop. Neighbours include AcquaAid and Car Sure of Rotherham.

Ben White, from the Sheffield office of Knight Frank, which is marketing Block A jointly with Fernie Greaves for client Commercial Estates Group, said: "Key to this unit is its size which makes it quite a rarity in South Yorkshire until development moves forward, 24 hour security and access on an established and secure industrial park.

"The available unit offers storage accommodation of a single storey providing typically open plan warehousing accommodation fitted with lighting, connections to all mains services and loading doors. In addition is a good standard of office accommodation and the ability to provide a good sized yard to the rear of the unit if required.

"Demand for this type of unit is expected to be high with plenty of interest from companies wanting good quality yet good value for money looking to expand and/or relocate to this central site."
