News: Magna 34 brings total transformation for rolling mill site in Rotherham

Adjacent to the Magna Centre in Rotherham, the first phase of a brand new £31 million business park has reached completion and is pulling in buyers and tenants. The Magna 34 Business Park has transformed the site of the former Templeborough Rolling Mill creating a 19 acre development of offices, industrial units and a distribution facility for buy or lease. To mark the completion of phase one, developers Jaguar Estates, Euro Dismantling Services and scheme contractor JF Finnegan, joined VIP guests including the deputy mayor and mayoress of Rotherham councilor Shaukat Ali and Wajida Naseem and Rotherham United FC manager Mark Robins and assistant manager John Breckin at a special launch party. Patrick Herbert of Jaguar Estates, said: "The development represents a massive transformation for the area both physically and psychologically. The site was totally derelict when we purchased it. Since achieving planning consent for the scheme in November 2006 a number of other projects have taken place in the area and we feel that what we were intending to do and have performed has been a catalyst for development in close proximity due to its well served location. There is now a completely new focus to the area and a vibrancy and urgency to be a part of that." Rebecca Schofield from the Sheffield office of Knight Frank which is marketing the scheme with GVA Grimley and M3, said: "The flexible terms and variety of properties and sizes on offer are attracting interest from investors and occupiers looking to take advantage of the site's strategic location. We have seen businesses ranging from financial services to IT opting for the offices, trade occupiers taking the more traditional industrial units with logistics companies looking at the biggest distribution facility. "The majority of occupier interest is from companies already within five miles of the scheme, looking to expand, consolidate, or to move from older inefficient or redundant premises." Construction of phase two of the scheme will follow shortly.
