News: Wentworth Woodhouse on the market

By

Wentworth Woodhouse in Rotherham, the largest privately-owned house in Europe, has gone on the market with Savills plc with an asking price of in excess of £8m.

The Newbold family confirmed that they had decided to sell the historic Grade I listed mansion house at the end of last year.

The East Front of the house (pictured, top) measures 615 feet and its courts and buildings cover three acres or more of ground. It is thought to have 365 rooms but given its sheer size it is difficult to know what constitutes a corridor and what constitutes a room.

The estate extends to some 82 acres of gardens, parkland and woodland surrounded by the greater park and farmland of the Fitzwilliam Estate.

By agreement with the Newbold family, who bought the house for a reported £2m, the newly formed Wentworth Woodhouse Preservation Trust (WWPT) began fundraising last year and raised pledges of £3.4m and prepared detailed plans for the future of the property. The trust aims to acquire the property if it can raise £7m. A further £42m needs to be spent on the fabric of the house over the next twelve to fifteen years to meet the backlog of repairs and subsidence damage.

Plans prepared for the trust include continuing to offer tours to the public which would be carried out by the National Trust, using the building for events, creating holiday lets and apartments for rent, and converting the stables for use by enterprising businesses.

Earlier this month, the Newbold Family announced the death of Mr Clifford James Newbold, the man who saved Wentworth Woodhouse and invested millions after acquiring it in 1999, later opening up to the public in 2012.

Now, Savills has begun advertising the property for sale, describing it as "one of the finest and grandest Georgian houses in England."
Wentworth Woodhouse is a symbol of the wealth and ambition of the Fitzwilliam family, with much of the wealth coming from the local coal mining operations that they owned. It actually includes two houses of totally different architectural styles, built by The First Marquess of Rockingham between 1725 and 1750. The west front of the house in the baroque style and the east front, over 600 ft long, in the later palladian style.

It includes notable rooms including the pillared hall, the marble saloon (pictured, above), the Whistlejacket Room, the Ante drawing room and Van Dyke room.

The West Front (pictured, below) contains the oldest elements of the house and the ground floor contains a suite of rooms which were formally part of the services area. On the first floor, where the Newbold family have apartments, include some very fine interiors from various periods and further state rooms. The agents point out: "Of particular note is the Long Gallery which has been beautifully restored by the present owners."

The south wing, known as "bedlam" due to its use by students, has lost much of its original character having been significantly adapted for use as Lady Mabel College.
The property also includes the impressive stable block, designed by John Carr, to provide the 84 racehorses owned Second Marquess of Rockingham with their own palatial surroundings.

A 1970s halls of residence, redundant teaching rooms and a swimming pool are also on site as are Camellia House, the 19th century glazed conservatory, the remaining gardens that are in need of full restoration and the impressive South Terrace.

New owners would also be taking on a lengthy multimillion pound legal battle with the Coal Authority, that should come to a head in 2016.

News: Changes at Harworth Estates as UK Coal completes restructure

By

UK Coal has completed the restructuring of the business that has created two separate businesses comprising the mining division and property division.

Recovery plans for UK Coal were put in place in May 2011 after they reported a pre-tax loss of £124.6m after a "further year of poor operational performance."

The company is now called Coalfield Resources plc.

Based on the Advanced Manufacturing Park in Rotherham, Harworth Estates has now become Harworth Estates Property Group Limited.

The deal includes UK Coal owning 24.9 per cent of Harworth Estates, with 75.1 per cent having passed to the Pension Funds in return for a £30m cash injection and their support to the mining division.

Following the deal, Owen Michaelson has stepped down as a director of UK Coal to become the chief executive of Harworth Estates with immediate effect.

Jeremy Hague, currently finance director at Harworth Estates, will become the finance director of the UK Coal in an executive capacity.

Jonson Cox will remain chairman of UK Coal and will also chair Harworth Estates and shareholder meetings of the mining business.

Jonson Cox, chairman of Coalfield Resources, said: "This has been a restructuring of unprecedented scale and complexity for this size of company, dealing with a legacy structure that was inherited on the privatisation of British Coal in 1994.

"I'm delighted that we've succeeded in completing it. Without it, it was almost certain that the coal mines would have been unable to trade beyond the first quarter of 2013."

Harworth Estates is one of the largest landowners in the UK with access to over 30,000 acres of land. One key regeneration project is the £100m Waverley community development in Rotherham.

The biggest brownfield site development in South Yorkshire covers 741 acres, an area bigger than Sheffield city centre.

Over a development phase of 20 years, the site will see the establishment of a new community of around 4,000 homes, shops, restaurants, schools, leisure facilities, health and community centres and parks.

Jonson Cox, added: "We now look forward to achieving the medium and long term realisation of value from the portfolio, for the benefit of shareholders and the pension funds.

"I look forward to working further with Owen Michaelson and building on our work over the last two years."

News: Groundworks underway at AMP

By

Major groundworks are now well underway at the Advanced Manufacturing Park (AMP) in Rotherham.

AMP-based Harworth Estates, the property arm of the site owners, UK Coal, has started work to build an important access road and key infrastructure to the enterprise zone site.

As the UK's premier advanced manufacturing technology park, the development at Waverley is a key part of the Sheffield City Region's enterprise zone which aims to create a Modern Manufacturing and Technology Growth Area.

Approved by the government earlier this year, the enterprise zone will offer a business rate discount worth up to £275,000 per eligible business over a five year period. Companies within the zone could also take advantage of enhanced capital allowances (instead of business rate discounts) in the form of up-front tax relief for major capital investments.

One of only six zones in England able to offer enhanced capital allowances, incentives are available on business investments to a total limit of £300m. Additional incentives for businesses locating in the EZ include fast track planning and access to superfast broadband.

Duncan Armstrong-Payne, development manager at Harworth Estates, said: "There is a real buzz in the air at the AMP around the construction of this important road. It is great to see people working on the site.

"For Harworth Estates, this road is a major milestone in a process that will see this former colliery site deliver new jobs and high quality homes to the Sheffield City Region."

James Newman, chairman of Sheffield City Region Local Enterprise Partnership, said: "I am pleased to see that work is underway at AMP Waverley and the LEP fully supports the construction as it gathers momentum at this important Enterprise Zone site.

"It is clear that the Sheffield City Region has the number one UK Enterprise Zone for modern manufacturing and technology and I look forward to welcoming some major investors over the coming year.

"The LEP is proud to be working side-by-side with landowners and other partners, including Harworth Estates, to encourage economic growth and create jobs for the Sheffield City Region."

Manufacturers X-Cel Superturn and Sarclad Limited are the first companies to announce moves into Rotherham's enterprise zone sites. Rolls-Royce are also set to take advantage of some of the incentives.

Also on the AMP this week, the two original wind turbines have been taken down.
