News: Courtyard by Marriott Sheffield opens in Rotherham

The newly built Courtyard by Marriott Sheffield has officially opened its doors at the entrance to the Advanced Manufacturing Park (AMP) in Rotherham.

Rothbiz reported in 2021 that Essex-based developer, Stapleford Ventures Ltd, had secured planning permission for a six storey, 150 bedroom hotel on land off Highfield Spring and Poplar Way where the Waverley development meets the Morrisons roundabout at Catcliffe.

Leading independent hotel management company, RBH Hospitality Management, was appointed to run the new hotel further strengthening RBH’s relationship with Marriott International following the prestigious The Edinburgh Grand, a Luxury Collection, Edinburgh and Old Town Chambers Autograph Collection joining RBH’s portfolio earlier this year.

The 150-rooms include family and dog-friendly options which are designed in a natural, calming palette of browns and greens, with contemporary wood accents. The hotel also offers meeting and event spaces that draw on the city’s industrial heritage, aimed at both business use and community events.

At the heart of the hotel is Aspen Restaurant & Bar, inspired by the local community and named after the original meaning of Waverley: ‘a meadow of quivering aspens’. The restaurant serves up delicious dishes, including a signature Philly cheesesteak, sweet potato and butternut squash tagine, and Sunday roasts, in a stylish and relaxed setting. The bar’s cocktail list includes drinks inspired by the city’s steel-making history.

News: Bookings being taken for new Rotherham hotel

A new team is in place as construction nears completion at a new multimillion pound hotel in Rotherham.

Online bookings have gone live at the Courtyard by Marriott Sheffield at Waverley.

Originally due to open in Spring 2023, work stopped at the site off Highfield Spring and Poplar Way, with master developer, Harworth Group issuing a statement in 2024 regarding "unforeseen challenges" faced by the hotel owner, Stapleford Ventures.

Stapleford Ventures bought the land from Harworth in 2021 and secured planning permission for a six storey, 150 bedroom hotel in the same year. It brought in RBH Hospitality Management to run the operation but the property remained half-built until work recommenced in January 2025.

RBH remains the operator and with a general manager and management team in place, heads of department have now been recruited including a Maintenance Manager, Front Office Manager, Reservations Manager, Food and Beverage Manager and Head Chef.

Current vacancies include Chef de Partie, night team member and F&B team member.

Reservations can now be made at the 4-star hotel, with the earliest dates for stays being November 1.

Regular rates start from £64 per night.

The hotel is set to include the Aspen restaurant and bar which will serve breakfast, lunch, afternoon tea, Sunday lunch and dinner, and cocktails.

The hotel also has a fitness centre and meeting facilities.

Occupying a prominent position at the entrance roundabout to the Waverley development, the hotel will provide an important community asset for use by residents, and businesses at the adjacent Advanced Manufacturing Park (AMP).

News: Recruitment restarted as opening nears for new Rotherham hotel

Recruitment is back underway at a new multimillion pound hotel in Rotherham where construction had stalled.

Rothbiz has previously reported on new hires at the proposed Courtyard by Marriott Sheffield that was due to open at Waverley in Spring 2023.

But with no sign of opening and construction work stopping on land off Highfield Spring and Poplar Way, master developer, Harworth Group issued a statement in 2024 regarding "unforeseen challenges" faced by the hotel owner, Stapleford Ventures.

Stapleford Ventures bought the land from Harworth in 2021 and secured planning permission for a six storey, 150 bedroom hotel in the same year. It brought in RBH Hospitality Management to run the operation but the property remained half-built until work recommenced in January 2025.

RBH remains the operator and has recently begun recruiting again.

Jobs posted online include Assistant Front Office Manager, F&B Manager, Front Office Supervisor, F&B Supervisor, Sous Chef and Assistant F&B Manager.

News: What is opening at Olive Lane?

The construction of Olive Lane, a retail mixed use development in Rotherham, is targeted for completion this month.

The plans proposed a new high street within the Waverley regeneration site which would incorporate retail, leisure, office, community uses, outdoor events and pop-up market stall spaces. The proposal also includes 50 residential units along with car parking, public realm and an improvement to existing public transport infrastructure.

In a scaling back of the plans, a 16,500 sq ft discount supermarket for the likes of Aldi and Lidl was taken out of the scheme and replaced by a 4,000 sq ft supermarket.

Rothbiz reported last year that Tesco Express would take the largest unit that is at the centre of the scheme which sits between the housing developments at Waverley and the Advanced Manufacturing Park (AMP).

Lindum Group is the lead contractor for regeneration specialists, Harworth Group.



Harworth has recently confirmed that the current occupier line up includes a Medical Centre, Tesco, Waverley Community Centre, Specsavers, Little Olives Nursery, Karobar Indian restaurant and Hall Court Vets.

A spokesperson from Harworth Group, said: "We know residents will be looking forward to making use of these amenities and enjoying what Olive Lane has to offer to the Waverley community. We are also currently in discussions with several other occupiers for the remaining few units.

"Our intention is for one of the units to be a pharmacy, to complement the medical centre at Olive Lane. We are in discussions with a pharmacy operator and they are currently in the process of securing an NHS license."

Adjacent to Olive Lane is Sky-House Co's Waverley Central. It features 96 new homes in a series of house types based on the Sheffield house builder's concept inspired by the revival of Victorian and Georgian urban design principles.

The site includes two-bed starter homes, three and four bed mews and town houses and a range of larger detached homes with various tenures, with the first occupants already moving into their completed new homes.

Rebecca Prince, Head of Brand at Sky-House Co, said: "Waverley Central is our biggest development to date and we are delighted that we are now welcoming our first residents.

"Following the success of our two well-established Waverley sites, Waverley Central places us even more firmly at the very centre of the Waverley community."

Harworth has also provided an update on the new Marriott Hotel at Waverley where construction has stalled.

The company said: "While Harworth is the master developer of Waverley, we have not been leading on the development of this hotel. It is instead being constructed by another developer – Stapleford Ventures – which bought the piece of land where the hotel is situated from Harworth in 2021.

"We have been in discussion with Stapleford Ventures in recent months and are pleased to report that it will be resuming works on the hotel in the week commencing 27 January.

"Marriott remains committed to operating the hotel, although we are not yet able to confirm timings for the hotel being operational. We know the community will be looking forward to the hotel opening and will continue to keep residents informed on this."

The firm is now recruiting for a range of hospitality roles which currently include Assistant Restaurant Manager, Restaurant Shift Leader, Sous Chef, Night Manager and Front Office Shift Leader. More information can be found on the management company's website.

News: Developer reserves land for new Rotherham Marriott

Harworth Group plc, a leading regenerator of land and property for sustainable development and investment, has announced the sale of two land parcels at its Waverley development site in Rotherham.

A 12.6-acre plot has been sold to Avant Homes for the delivery of 172 new residential units, and a 2.7-acre plot has been bought by Stapleford Ventures for the development of a 4- star 150- bedroom Marriott hotel.

Rothbiz reported in December that Essex-based developer, Stapleford Ventures Ltd, had secured planning permission for a six storey, 150 bedroom hotel on land off Highfield Spring and Poplar Way where the Waverley development meets the Morrisons roundabout at Catcliffe.

The proposed hotel will operate under Marriott’s "Courtyard" brand and also include a restaurant and gym facilities for guests. The hotel will occupy a prominent position at the entrance roundabout to the Waverley development, and will provide an important community asset for use by residents and businesses at the adjacent Advanced Manufacturing Park (AMP).

The sale to Avant Homes represents the housebuilder’s fourth acquisition at Waverley, and the land parcel is adjacent to one purchased by the housebuilder in 2020 for the delivery of 144 homes. The new homes will be situated between the River Rother and Highwall Park, in an area of the development known as ‘Waverley Riverside’. The construction will follow a bespoke design code that complements the existing Waverley development while maximising the amenity value of its riverside location.

As part of the construction, Harworth will provide a new perimeter cycle and bridleway path adjacent to the river, and will begin work on the first phase of Highwall Park, a planned 1.5km linear park running through the heart of the Waverley site, connecting the AMP to the Waverley lakes. To minimise environmental impact, development platforms will be created from reused materials from elsewhere on site, and topsoil will be imported from Harworth’s nearby Micklefields development.

Waverley is Yorkshire’s largest brownfield redevelopment, where Harworth Group plc secured outline planning consent for 3,890 homes and 2 million sq ft of commercial space, alongside 310-acres of green open space. To date, land has been sold for over 1,875 homes, and 1.5 million sq. ft of space has been delivered at the AMP. Harworth is currently awaiting the outcome of a planning application for Olive Lane, a new heart of the community for Waverley, where proposals include a supermarket, restaurants and cafes, a medical centre and offices, alongside additional residential development.

Plans for a new 150 bedroom hotel in Rotherham have been checked out and approved.

Rothbiz revealed in June that Essex-based developer, Stapleford Ventures Ltd, had submitted a planning application for a six storey, 150 bedroom hotel on land off Highfield Spring and Poplar Way where the Waverley development meets the Morrisons roundabout at Catcliffe.

The hotel operator would be Courtyard by Marriott.

The development is expected to support the creation of a permanent mix of jobs at the hotel (over 34 full time equivalent positions) and the creation of significant number of construction jobs.

Waverley is Yorkshire’s largest brownfield redevelopment, where Harworth Group plc secured outline planning consent for 3,890 homes and 2 million sq ft of commercial space. The hotel is set to support the neighbouring mixed-use proposals at Waverley to provide facilities to the growing business community and the surrounding area.

Developers see the large restaurant / bar offer to be one of the key attractions of building a hotel in the area. Business facilities and a Fitness Centre are also proposed. Building materials are proposed to be a mix of stone plinth and polished granite and will be high quality and modern in appearance and design.

A 147 space car park is also in the plans, along with landscaped space between to hotel building and the roundabout. A new junction and central island in Highfield Spring are also to be created.

No objections have been received and the plans were approved without going before Rotherham Council's planning board.

A number of conditions are attached, including those relating to transport, maintaining the public right of way, creating Electric Vehicle Charging points equivalent to 20% of the total parking spaces, and noise levels.

Based in the USA, Marriott International is the world’s largest travel company, and expansion continues. At the end of the third quarter 2021, the company's worldwide development pipeline totaled 2,769 properties with nearly 477,000 rooms, including 1,028 properties with more than 206,000 rooms under construction and 155 properties with roughly 25,000 rooms approved for development, but not yet subject to signed contracts.

A 150 bedroom hotel operated by a leading name is being proposed at a regeneration scheme in Rotherham.

Essex-based developer, Stapleford Ventures Ltd, has submitted a planning application for a six storey, 150 bedroom hotel on land off Highfield Spring and Poplar Way where the Waverley development meets the Morrisons roundabout at Catcliffe.

The hotel operator would be Courtyard by Marriott.

Waverley is Yorkshire’s largest brownfield redevelopment, where Harworth Group plc secured outline planning consent for 3,890 homes and 2 million sq ft of commercial space.

With a pub on site, and plans due this summer for a new mixed-use scheme, the latest plans state that the proposal "represents an exciting opportunity to bring forward a hotel development to support the neighbouring mixed-use proposals at Waverley to provide much needed facilities to the growing business community and the surrounding area."

The application, drawn up by Barton Willmore, adds: "The hotel operator will be Courtyard by Marriott who provide 4* business orientated hotels. The proposals has been developed closely with the hotel chain and the locality has been chosen to complement the AMP, Sheffield Business Park and surrounding residential uses and business operators. This includes the provision of a high-quality food and beverage offer whilst providing comfortable accommodation for occupants. This flagship name will provide a raft of social and economic benefits for the area as well as Rotherham as a whole."

Developers see the large restaurant / bar offer to be one of the key attractions of building a hotel in the area. Business facilities and a Fitness Centre are also proposed.

The plot is considered a "landmark corner" and the design takes into account a sloping site. Architects, S R Davis, have been keen to ensure that the hotel would not imitate a commercial block, nor a block of apartments, and have designed a high quality landmark building.

The site, which is next to the Poplars Business Park and Whitbys Fish and Chip restaurant, forms part of Mixed Use Area 21 "Highfield Commercial" which includes hotels as being acceptable in principle. This means that, although hotels are typically town centre uses, a sequential test and retail impact assessment are unlikely to be required.

If approved, the development would support the creation of a permanent mix of jobs at the hotel (over 34 full time equivalent positions) and the creation of significant number of construction jobs.

To date at Waverley, over 1,000 homes have been built by Barratt Homes, Harron, Taylor Wimpey, Avant and Skyhouse, alongside 1.5 million sq. ft of commercial space predominantly for advanced manufacturing. Other local facilities have also been developed on-site, including a new primary school that opened in September 2020.
