News: Olive Lane development taking shape

Progress is being made in the delivery of a new retail development and medical centre at Waverley in Rotherham.

Lindum Group is the lead contractor for regeneration specialists, Harworth Group on Olive Lane, a shopping area that will feature convenience stores, cafes and restaurants and public realm and landscaping that is due for completion in November this year.

A new medical centre is planned and Forge New Homes is also building new homes on the site that sits between the housing developments at Wavereley and the Advanced Manufacturing Park (AMP).

Following an agreement with NHS England and Rotherham Council, Lindum also began construction of the site’s £3m two-storey medical centre in February, which is set to be handed over in October.

Chris Fraser, project manager for Lindum, said: “Works have progressed well. The steel frames for three of the four buildings have been erected, with the frame for the remaining building due to erected in mid-July.

“Two of the buildings are now having superstructure brickwork erected, with the third being started in two weeks.

“Scaffolding is due to be erected ready for roofing works in the coming weeks for the first building and will be progressively erected for the remaining buildings within two months to allow doors and windows to go in at the end of summer for watertightness.

“Drainage works are ongoing and will be complete in mid-July. Section 38 roadworks have been installed ready for sign off as adoptable highways.

“By the end of the summer we will be building up levels ready for external works such as landscaping and paving.”

Ben Marris, contracts manager for the medical centre at Lindum added: “Works in the summer will consist of installing the roof build-up, external masonry façade, internal walls and ceilings and M&E.”

Lindum has previously handed over three industrial units on the AMP, with another currently under construction.

Rothbiz revealed that the first tenants to show interest in Olive Lane includes a new concept from the innovative food entrepreneuers behind Sheffield's JÖRO Restaurant, and Sky-House Co., the Sheffield company that is pioneering 21st century back-to-back housing at Waverley, that plans to relocate its HQ and 30 jobs to office space sitting above the new venture from JÖRO.

News: School pupils visit construction site at Rotherham's Advanced Manufacturing Park

Children were invited to watch new industrial units being built at a major development site close to their school in Rotherham.

Pupils from Waverley Junior Academy visited the town’s Advanced Manufacturing Park (AMP) to learn how the facility, and the wider Waverley development, was continuing to expand.

Employees from York-based construction company Lindum Group welcomed around 100 young people and teachers to the park to give them a tour of their ongoing building project at the AMP.

Lindum is working for developer Harworth Group to construct a 85,800 sqft warehouse off Whittle Way. It follows completion of three other units at the park and will run concurrently with construction of a medical centre and retail scheme at nearby Olive Lane.

Lindum Contracts manager Ben Marris greeted the children on site after they walked the short distance from their school in Waverley.

They had the chance to watch the steel work being installed, site machinery in action and saw a huge crane lifting concrete staircases into place.

“They asked lots of really good questions,” said Ben. “We talked about the different career options available in the industry and about how much work goes into making construction sites safe places to work.

“They were all really interested and engaged, despite the freezing weather on the day. I was impressed by how much they already knew.”

The AMP in Rotherham is a hub for innovation and development, making it an ideal location for students to witness cutting-edge construction practices.

Class teacher Patrick Selkirk said: “It was a privilege to take pupils from WJA. All classes enjoyed learning about the developments that are happening within the local community.

“It is incredibly important that pupils are taught about safety around a construction site as Waverley is an ongoing developing area.

“The day was insightful and enjoyable for all.”

News: Work starts on latest AMP units

Work is underway on the latest commercial space on the Advanced Manufacturing Park (AMP) in Rotherham.

Lindum Group is back on the Waverley site for Harworth Group Plc.

With outline plans approved in 2021 for a further 242,000 sq ft of commercial floorspace on land at Whittle Way and Highfield Spring, a reserved matters application from Harworth was approved in April for part of the site showing three buildings that can be sub-divided into 11 separate units with a total floor area of 92,800 sq ft.

The next phase of the AMP development, known as R-evolution Phase 4, will see the delivery of three buildings, ranging from 15,000 to 40,000 sq ft. The buildings will be for industrial, manufacturing, and research and development space. They will feature an office space, which will be designed for sub-division into units as small as 5000 sq ft.

Lindum will also create an access road to serve these and two future units.

Sustainability will be a key feature of these buildings, with EV charging points, a rainwater harvesting system, and a sustainable heating and cooling system to be installed. They will also feature solar panels across 12% of the roofs to offset the designed energy use of the units, with provision to allow future occupiers to increase this to 100%.

Lindum has brought this philosophy into the construction process, using eco cabins on site and utilising recycled products.

The units will be built to BREEAM Very Good standard.

Lindum has previously worked on the AMP for Harworth on a 100,000 sp ft sportswear factory for SBD Apparel Ltd. It was the successful delivery of this factory that led to the recommendation Lindum continue to work on the AMP.

Work is currently progressing on the groundworks and access road infrastructure, to make sure the site it ready for the winter. Ben Marris, who was Site Manager for the SBD project and is now Project Manager on this R-evolution job, said it has been scheduled this way to present a clean, manageable site for the steel frame and cladding operations which can often be hugely impacted by poor ground conditions in the winter months.

He said: “I’ve had a lot of involvement with this site, after recently finishing the job at SBD. Having spent time in the area, I know how it can change rapidly during the winter months, so it is important we get the infrastructure and the hardstanding work done, so we have a clean site to begin work on the steel frame in the new year.

“Since we have worked with the client for a while now, we have a very good dialogue with them. We have been working closely with them to help them achieve their goals of getting this project to be carbon neutral and helping Harworth on their journey for future projects.”

News: SBD Apparel invests £12m in new Rotherham manufacturing facility

A purpose-built factory which will produce high-end sportswear for top-flight athletes has reached completion in Rotherham.

The 100,000 sqft development on the Advanced Manufacturing Park (AMP) in Rotherham is for end user, SBD Apparel.

SBD Apparel is a world-renowned sports brand manufacturing premium performance clothing and strength supports which are worn by elite strength and fitness athletes across the world. It is well known for its affiliation with the World Strongest Man competition.

Having moved its offices and warehouses closer to its main factory in Rotherham five years ago, SBD has expanded its workforce from four to 125 staff, increased turnover by over 600% and now supports over 200 professional athletes.

Following £1.5m of grant funding from the South Yorkshire Mayoral Combined Authority, Freeths was instructed by SBD Apparel in June 2020 in connection with the purchase of a circa 3.76 acre plot of land at the AMP from Harworth Estates Investment Limited, together with a simultaneous Development Agreement for Harworth to carry out the proposed development.

Freeths legal team included Real Estate Partner John Flathers, Corporate Partner Peter Crawford, Managing Associate Marie Mulligan and Associate Robert Mander, supported by Associate Victoria Price and Legal Assistants Molly Happs and Josephine Connery.

The £12m acquisition of SBD Apparel’s new site also included the construction of a bespoke industrial unit, creating over 200 new jobs, and additional land for future expansion supporting SBD Apparel’s ongoing plans for growth.

News: Sportswear firm's new Rotherham manufacturing facility takes shape

A purpose-built factory which will produce high-end sportswear for top-flight athletes is taking shape in Rotherham.

Cladding on the 100,000 sq ft building is almost complete at the Advanced Manufacturing Park (AMP).

Once finished, it will become home to SBD Apparel, which manufactures premium performance clothing worn by elite strength and fitness athletes across the world.

Lindum York is building the unit on behalf of regeneration company Harworth Group, which owns the manufacturing park. It is expected to create more than 200 jobs when fully operational.

Construction work is due to be finished in summer 2022 and Lindum site manager Ben Marris said the project is progressing very well.

Marris said: “We have almost completed the cladding envelope and are on with the fit out of the office area and staircase. We are also carrying out landscaping and external hard standings around the site.

“We have used recycled aggregate during in the groundworks and we are working with some good local subcontractors, both of which bring additional benefits to the local area.

“This is actually the first time Lindum has worked with Harworth Group and we hope the strong foundations we are laying will lead to more opportunities for collaboration in future.”

The finished building will include 52,500 sq ft of production floor space and 30,000 sq ft of offices over three floors, plus warehousing, car parking and land for expansion.

The company is combining its two sites (one building on the AMP and four at Thurcroft) in Rotherham on to one larger site at the AMP.

SBD Apparel is investing £9.38m in land acquisition, development and final fit out costs, allowing it to bring its five existing buildings together on one single site, whilst quadrupling its floor space.

Its plans also include purchase of additional space at the new premises to pave the way for the business to expand in a second phase, allowing extension to the rear of the building to add a further 70,000 sq ft unit, which would double its capacity.

SBD Apparel was awarded a £1.5m Business Investment Fund grant from the Sheffield City Region (SCR) to enable the expansion.

The AMP is part of the 740-acre Waverley scheme, which is Harworth’s flagship development on the former Orgreave coal mining site. It is home to some of the world’s biggest manufacturers including Rolls Royce and McLaren Automotive.
