News: Plans in to convert Rotherham town centre offices

By

Offices used by a finance firm in Rotherham town centre could be about to be transformed for a new community use, if plans are approved.

Norton House is a five storey 1960's/70's office building on Mansfield Road home to Norton Finance, a family owned, independent finance company.

With changing working practices and the impact of the COVID pandemic, Norton Finance has required less space in the area. Douglas House, formerly offices for the firm, has already been converted into residential use, and plans to create 21 residential units in Norton House were approved back in 2016, however, the work was never carried out.

Now plans have been submitted that would enable the change of use of the entire Norton House building from offices (Use Class E) to a place of worship (Use Class F1).

The application is from The Redeemed Christian Church of God, Freedom Centre (RCCG FC) which was established in 2006 in Rotherham and has occupied premises in East Dene since 2012.

The plans, drawn up by Baltic Planning and Development, show that the ground floor and first floor would be set out for church services with the second floor and third floor as offices.

The site includes large areas of car parking to the rear for up to 34 cars.

RCCG FC is a congregation with members from all over Rotherham and surrounding communities. It was established in the community with a focus on community cohesion and encouraging family stability and renewal, personal development and spiritual development.

Plans state: "It can be confirmed that the site will be in use all week round and will be run by both members of staff as well as volunteers. The times of formal worship are anticipated to be attended by an average of 100 adults and 100 children at any one time, with the main worship hall also proposed to be in use at other times for other community/support uses.

"The scheme as applied for represents the viable reuse of an existing office building to a community use in a suitable and sustainable location."

Given that the Friday evening evening sermon would include live music, Rotherham Council's Environmental Health team has requested conditions to any planning permission, such as restricting operating hours (08:00 until 22:00 Mondays to Sunday), and sound attenuation measures.

Agents, Commercial Property Partners, were advertising the freehold of Norton House as a 26,670 sq ft vacant office opportunity at the end of 2024 with a guide price of £975,000 to buy, or for rent at £150,000 per annum.

Norton Finance continues to trade. Norton Home Loans Ltd had a turnover of £12.3m for the 2024/25 financial year, registering a profit before tax of £2m. The company focuses on supporting customers who have historically impaired but improving credit profiles or non standard properties, both of which can be challenging to mortgage in the mainstream market.

News: JELD-WEN announce plans to relocate UK facility

By

JELD-WEN, a major UK door manufacturer with a facility in Rotherham, has announced plans to move to a new state-of-the-art facility to support its continued growth.

JELD-WEN is one of the world's leading manufacturers and distributors of quality timber windows, external and internal doors, patio doors and stairs. It employs hundreds at the JELD- WEN UK production facilities at Woodhouse Mill, just inside the Rotherham border.

Having invested millions of pounds in production equipment over the last decade, the firm appears to have outgrown the Retford Road site and has signed a lease for Unit 3A, a new 294,000 sq ft state-of-the-art industrial and logistics facility at PLP Bessemer Park in Sheffield.

The company said that the new facility will allow it to obtain operational efficiencies in a modern, sustainable base, supporting its continued growth in the UK.

Dom Gaffey, Vice President and General Manager, JELD-WEN UK, said “Securing this facility at PLP Bessemer Park is an important milestone for JELD-WEN UK. While the timeline for the relocation is still being finalised, this investment demonstrates a clear commitment to investing in the UK market, how we serve our customers, and how we continue to operate responsibly as an employer and community partner. The focus remains on sustaining the strong relationships JELD-WEN UK has with its customers and partners throughout this process.”

Bringing the development to 100% occupancy, this lease marks the final chapter in a series of successful lettings at Bessemer Park in Tinsley, all secured with blue-chip occupiers and with a strong emphasis on the manufacturing and advanced engineering sectors.

Hugh Chesterton, Development Director at PLP, commented: “PLP has taken a former steelworks brownfield and created a commercial park fit for ‘next generation’ manufacturing and logistics occupiers. We’re proud to welcome JELD-WEN to PLP Bessemer Park and to have completed this flagship regeneration project at full occupancy. The calibre of tenants we’ve attracted—each a blue-chip business with a strong manufacturing footprint—underscores the enduring appeal of Sheffield as a location for forward-looking industrial operations.”

Knight Frank, CBRE and CPP represented PLP. JELD-WEN UK were represented by JLL.

Founded in 1960, JELD-WEN has its global headquarters in Oregan, USA. It employs approximately 16,000 people across North America and Europe.

News: Plans served up for first padel courts in Rotherham

By

Plans have been set out to bring the fast-growing, fast-paced, social racket sport of padel to Rotherham.

A vacant 33,654 sq ft warehouse would be converted into courts if a change of use application is approved.

Rothbiz reported in May that Top Play Limited, which shares directors with Pocket Sports Bars Ltd and other Eyre family businesses, was assessing the potential introduction of new padel courts at The Grange Golf Club in Kimberworth.

Now attention has been turned to a unit across Rotherham, at Hellaby.

Padel is a form of tennis that originated in Mexico in 1969, grew across South America before making it to Spain. The sport is now rapidly expanding across Europe.

The Lawn Tennis Association (LTA) says that since 2020 the number of padel courts in Britain grew from 50 to over 800, while annual participation rose from 15,000 in 2019 to 400,000 players in 2025.

Plans from Top Play show how nine padel courts could be created in the building on Sandbeck Way, with one court described as a match court, surrounded by glass and viewing areas.

The plans also include an ancilliary café / bar for users of the facility with 37 minimum on-site car parking spaces plus an additional 14 car parking spaces for overspill in the adjacent unit.

Applicants state: "The current building was constructed in the 1970s as factory and warehouse usage. A two-story office extension to the front was constructed in the early 1980s.

"The existing building is not viable for the current uses; the size and height is limited to providing the usage this was designed for. There are currently various modern buildings in the vicinity offering much more viable alternatives."

If approved, the courts could provide 12 staff positions.

The proposed opening hours are Monday to Friday 7am - 10pm and Saturdays and Sundays 8am - 9 pm.

A letter of support from the LTA states: "Padel is a highly accessible sport, with players able to quickly reach a level of play where they can enjoy friendly and competitive games. It can make a significant contribution to the development of healthier lifestyles by encouraging people to be more physically active and it also facilitates social interaction and can positively contribution to improved mental health and wellbeing.

"This site will provide the first indoor Padel courts in Rotherham, and this will help ensure that that the local community is able to participate in this fast growing sport throughout the year regardless of the weather. The indoor venue will also create a sporting hub for local people, as has been demonstrated with the evolvement of other indoor Padel centres, and this will provide a facility where the local community can come together socially and keep physically active."

“We are obviously delighted that Magna 34 is now fully let, testament to the quality of the units of offer and the very favourable location of the scheme - but there is still need for additional stock to satisfy the confirmed demand for space from occupiers.”

News: Plans in to replace call centre with industrial unit

By

A planning application has been submitted that would see a Rotherham call centre, purpose built less than 25 years ago, demolished and replaced by a new industrial unit.

Rothbiz reported in November that the future for Capita House at Brookfields Park was for it to be flattened.

The plans, on behalf of AM Ventures 6, involve the current 135,938 sq ft building demolished and replaced by a 204,000 sq ft high grade warehouse / logistics unit.

Capita has been a mainstay in the Manvers area, operating large contact centres with customers including O2, BMW, Transport for London, Thames Water, Southern Water, Halfords, William Hill, Npower and RSPCA.

With a small mezzanine on the first floor for ancillary offices, the new unit would include 15 dock level loading doors, six level access doors, 18 trailer parking spaces plus 133 car parking spaces.

The plans, drawn up by DLA Architecture, explain: "The site is a brownfield in nature, currently occupied by a building known as Capita House, a large commercial building that was most recently used as a call centre. The previous tenant, Capita, have consolidated operations into their adjacent building, Capita Park, with Capita House being vacant and marketed for lease since May 2022."

Neelum Butt, representing AM Ventures 6, said: "We are delighted to have submitted our planning application and look forward to securing consent in due course. We are keen to replace the existing former call centre building on the site with a new high-specification distribution unit meeting the latest market requirements for both operational efficiency and ESG.”

Avison Young and Commercial Property Partners (CPP) are acting as marketing agents.

Rob Oliver, Principal at Avison Young, said: “This unit offers an excellent specification meeting occupier and fund requirements. Features include 15m clear haunch height, 15 dock and six ground level doors, a large 50m deep service yard with 18 trailer parking spaces and an existing power supply of 1400kva, which is higher than most competing units. With the increase in vehicle charging, together with potential automation or production in the unit, this enhanced power supply could be a significant attribute.”

Toby Vernon of CPP added: “We expect to gain vacant possession of the site in the next few months, and subject to securing the planning consent, would therefore expect to be able to deliver a unit ready for occupation in Q2 2024.”

News: Speculative Rotherham industrial units proving popular addressing the lack of supply

By

Rotherham’s latest 40,000 sq ft business park is already attracting occupiers looking for modern warehouse units.

Magna 34 Business Park, which was recently completed having been approved in 2018, offers 13 units ranging from 2,538 to 4,758 sq ft and is proving popular, responding to the continued demand across the region for small industrial and warehouse units.

Grinding and dressing tools manufacturer Tyrolit, welding technology firm K-Tig and Mercedes Benz experts DB Automotive, tool manufacturers Tyrolit and car dealership Trade Centre Yorkshire have already each taken units, with three further units currently under offer, leaving just five units available.

Kitty Hendrick from Knight Frank in Sheffield, which is marketing the development alongside CPP for owners Mileway, said: "Magna 34 Business Park is a brand new industrial development, located off Sheffield Road and Temple Road in Rotherham. The high specification accommodation is in an excellent position, close to Junction 34 M1.

“The speculative units provide modern, industrial space suitable for B8 and B2 use built to a high specification, and we have already had an excellent response in terms of interest with the space suitable for a variety of occupiers addressing the lack of small industrial units available in Sheffield and Rotherham.”

Features on site include 6m eaves height, fitted office accommodation, three phase electricity, kitchenette and WC facilities and full height, roller shutter loading door access.

Max Pickering from CPP added: “There remains a significant lack of good quality industrial units available which has meant demand for these units has been very high. Occupiers are keen to take space that is modern and suits their needs for the upcoming years. We only have a few units left on the estate showing the success of the development.”

The first phase of works at the £31m Business Park were completed in 2008. Located off Junction 34 of the M1, it was built on the historic site of the former steelworks, and before that, a Roman fort.

Richard Armitage, senior asset manager at Mileway, added: "We've been delighted with the progress we've seen on site at Magna 34 since the scheme practically completed. It really demonstrates the strength of occupier demand for this type of product in the South Yorkshire sub-market and we look forward to completing the final few lettings on site in the coming months."

News: Deals secured at multimillion-pound Rotherham development

By

Network Space has secured two significant deals at its speculative multimillion-pound Woodhouse Link development in Rotherham.

116,600 sq ft of prime industrial space across four high specunits are being built on the site of the former Laycast foundry that had been "sterilised" by previous HS2 proposals.

The first unit, which provides 48,900 sq ft has been snapped up by global company, nVent, which acquired Eldon Holding AB and will move its main UK operations site accross the borough from Hellaby to Woodhouse Link.

An online retail giant has also agreed a deal for unit 4, where work is set to complete in February on the 23,200 sq ft warehouse with integral office.

As a result, only one unit now remains at Woodhouse Link following last year’s letting of unit 3 to BLE Smoke and Fire Curtains Ltd. It is expected that all of the units will be let pre-completion as the remaining unit 2, which offers 13,200 sq ft of warehouse space, is already under offer.

Local construction company, Harris CM, is currently on-site and all of the units will be ready for occupation in spring 2022 when Woodhouse Link will be capable of fostering some 200 new jobs.

Simon Peters, Development Director at Network Space, explains: “Securing a further two significant deals at Woodhouse Link prior to its completion is testament to the quality of space and the great location close to the M1, Sheffield and Rotherham. This, combined with the 24/7 access and wide range of permitted uses has led to strong enquiry levels and the final unit is already under offer.”

Woodhouse Link lies close to junctions 31 and 33 of the M1, to the east of Sheffield and on the south side of Rotherham, within the Advanced Manufacturing and Innovation District and close to the Advanced Manufacturing Park at Waverley.

The development has planning permission for 24/7 operation and is suitable for manufacturing or distribution uses. The detached and self-contained units all provide secure storage yards and parking, 8 to 10 metre high eaves, integral offices and are designed to a high sustainability standard, including EV charging points, and to a BREEAM Very Good rating.

Avison Young and CPP are responsible for marketing the site. Colliers advised nVent on the acquisition of the property.

Rob Oliver, principal from Avison Young said: “We were delighted to agree and complete lettings on Units 1 and 4 prior to practical completion, and to attract to the scheme both a leading online retailer, and the relocation of a well-known local occupier.

“We had received strong interest in both units from other occupiers, as we did for Unit 2, prior to agreeing terms on it with the chosen party. We look forward to seeing construction complete shortly, and the estate fully occupied and functioning in the next few months.”

Ed Norris, Director at CCP said: “The latest deals announced at Woodhouse confirm the quality of the location and building on offer. It is fantastic to conclude these deals prior to practical completion of the units and gives confidence to the region.”

The Woodhouse Link project team includes DLA Architecture, Spawforths planners, Tetra Tech and CJR Midlands M&E engineers, Walker Sime QS and project management and Gateley legal.

News: DHL planning second Rotherham depot

By

DHL Parcel UK looks to have wrapped up a deal to take on a large speculatively-built commercial unit in the south of Rotherham.

DHL is the leading global brand in the logistics industry. DHL Parcel UK is the rebranded UK Mail business that was acquired by Deutsche Post DHL Group in 2016. The UK arm has a national network of more than 50 sites and 2,000 vehicles and last year announced plans to invest £6.7m in an upgrade to its fleet of trucks and trailers to gain additional handling capacity to support future growth.

The firm has now submitted a planning application for new signage for a new 78,458 sq ft unit built in Dinnington.

The project, called Atomic 31, has seen Trebor Developments, working in conjunction with its partner Hillwood, deliver a single unit on the remaining land at the former Dinnington Colliery.

St Paul's Developments plc and The Homes and Communities Agency (now Homes England) completed a development agreement in 2014 to bring the second phase of the former Dinnington Colliery site forward for development after the success of Phase 1 which was developed and sold off in the mid to late 2000's by the then regional development agency, Yorkshire Forward.

Trebor Developments took the remaining 5.5 acres and built a speculative development with the potential to be used for B8 use (storage and distribution) or B2 general industrial use. It is being marketed by Knight Frank, CPP and CBRE.

DHL has also applied for an licence to operate 15 trucks from the site.

The delivery firm's fist Rotherham depot is at Templeborough where UK Mail relocated their South Yorkshire operation from Hellaby in 2011.

The sinking of Dinnington Colliery began in 1902 and coal started to be raised in 1905. By 1911 the colliery was providing employment for 2,000 people. It closed in 1992 resulting in 1,000 job losses. The HCA estimated that a regenerated site could create 2,400 new jobs.

Commercial Property Partners (CPP), working jointly with Savills, has advised on the letting of a large warehouse unit, totalling 125,000 sq ft. in Rotherham, on behalf of Goodman, a global property group specialising in creating high quality logistics developments.

At Maltby, the unit has been let to Carlton Forest Group (CFG) – a warehousing, distribution and logistics provider based in North Nottinghamshire.

The former Wincanton depot on Rotherham Road operated as a chilled distribution centre for retailers such as Sainsbury's and Tesco. It has been vacant for over ten years with the landlords struggling to find a tenant for B8 distribution use, despite refurbishment.

CFG was established in 2013 and retains its family owned status. It employs over 70 members of staff and works with blue chip companies across the UK including Reckitt Benckiser, KP Foods, and Greencore. It operates over four divisions – Logistics, Property, Energy and Warehousing. During 2019 it doubled its warehousing capacity to over 450,00 sq ft, opening a new warehouse in Barnsley.

Nick Gillott, director at J F Finnegan, said: "We have always had a strong presence in South Yorkshire, this is the final phase at Beighton Link and are proud to be playing our part in what is a great example of the public and private sectors working in partnership.

Tim O'Connell, Head of Rotherham Investment & Development Office (RIDO), added: "The Council aims to give businesses the confidence to invest in the borough and, by providing high-quality commercial property like these units, we can continue to support Rotherham's position as one of the fastest growing economies in the region.

"The completed units will be let to inward investors or expanding local companies, which will support business growth in the borough and provide high-value lasting employment for residents."

By

Unit 3 Church Lane, a warehouse space boasting over 11,000 sq ft at Dinnington in Rotherham, has been let by a US electronic components distributor, secured by expert advisors at Commercial Property Partners (CPP).

The space has been designed to a high calibre offering and includes an office/reception area, an outdoor yard, parking space and full height shutter access ensuring the unit is secure.

Electro Enterprises was founded in 1970 to provide service and support to the electronics industry with a centrally located headquarters and warehouse in Oklahoma City. Unit 3 completes the park and follows the Pre-Letting of Unit 2 to Ulma Packaging last year. Both deals were Pre-Let, showing the demand for quality units in a prime location close to Junction 31 of the M1.

The landlord Technical Cranes is the market leader in new and used cranes, and has developed the site ensuring that the new offer includes brand new high spec units in a fantastic location.

News: Final land sale at Rotherham colliery site

By

All 35 acres of remaining developable land at the former Dinnington colliery site in Rotherham have been sold.

In the last 12 months, all 35 acres of development land have been sold in a series of land sales as a result of high demand for strategically located development land in the South Yorkshire region.

19 acres of land was sold in two separate transactions in May and November of 2018 to E V Waddington to speculatively build create small to medium industrial units. In July 2018, a further nine acres was sold to United Caps for construction of a purpose built multi-million pound manufacturing facility for which planning consent has been granted, initially for a 54,000 sq ft unit with an option to expand to some 215,000 sq ft over further phases.

The most recent land sale was to Trebor Developments who took the remaining 5.5 acres for a 78,450 sq ft speculative warehouse development, completing the scheme.

Joint agents were CBRE and CPP.

When fully developed the 31 East site will accommodate a mix of over 450,000 sq ft of manufacturing, industrial and warehouse space. The vast majority will be constructed speculatively and represents a huge private sector investment in the area.

David Newton, managing director of St Paul's Developments, said: "To have concluded the regeneration of this significant former colliery site is a fantastic achievement and demonstrates the demand for immediately available industrial development land in South Yorkshire.

"As part of our development agreement we could have developed out the land or sold it in parcels and due to the levels of demand we received, the land sales were the natural route. Having played a role in the long-term regeneration of many key sites in South Yorkshire, we are delighted to have facilitated more employment space and job creation within the region."

Mike Baugh, senior director of industrial agency at CBRE, added: "The 31 East scheme has been a huge success and the sale of all 35 acres of land within a 12 month period is testament to the site's key positioning and infrastructure as well as the benefits of its EZ status. Good quality accessible land is currently in short supply within South Yorkshire, so we are seeing an increase in demand for sites of this nature by occupiers seeking to develop out their own facilities."

News: Dinnington deal done as momentum builds

By

The regeneration of the former Dinnington colliery is ramping up again with Trebor Developments, working in conjunction with its strategic partner Hillwood, acquiring a speculative development site at the Rotherham site.

The partnership has purchased a five acre site for an undisclosed sum at the prominent 31 East site located less than 2.5 miles from Junction 31, of the M1, near Rotherham.

A single, speculative, 83,000 sq ft industrial unit will be developed and will be available in first half of 2019 and promoted as "Atomic" 31 East.

Bob Tattrie, managing partner of Trebor Developments said: "We are delighted to secure this further site and will bring the speculative development forward on our fast track basis. A planning application has been submitted. The unit will be available to lease or purchase and can meet local or regional occupier needs in a size range not readily available in the location."

The acquisition represents the second between the partners following the announcement in March at MIPIM that Trebor had entered into a long term strategic partnership with Hillwood to undertake industrial and logistics developments across the UK.

Trebor Developments LLP was formed in 2008 by Bob Tattrie, formerly managing director of Alfred McAlpine Developments. It has been one of the most active speculative developers of industrial and logistics real estate across the United Kingdom, carrying out a range of schemes with a focus on those that range between 30,000 and 300,000 square feet.

Hillwood is a leading American based commercial real estate investor and developer with offices in the United States, Germany, and Poland. Active in Europe since 2013, the Perot company anticipates investing £400m in industrial and logistics across the United Kingdom over the next two years.

Trebor/Hillwood are advised by agents at CBRE (Leeds), CPP (Sheffield) and Knight Frank (Sheffield).

Rothbiz reported earlier this month that a planning application had been submitted for a commercial development on part of the 31 East site.

The 44 acre site on Todwick Road, adjacent to the existing 45 acre Dinnington Business Park, already has outline planning consent. Local specialist developer, St Paul's Developments agreed in 2015 with the Homes and Communities Agency (now called Homes England) to create a 750,000 sq ft logistics hub and the site was granted Enterprise Zone status.

The latest plans are from another local specialist developer, E V Waddington Ltd, and include creating a speculative development on around 12 acres of land off Todwick Road.

Rothbiz has also reported on the £18m investment from United Caps who are progressing plans for an initial facility at 31 East that will be 54,000 sq ft, with an option to expand to 215,000 sq ft as business growth demands.

News: New Dinnington development provides perfect fit for ULMA

By

ULMA Packaging Limited, the world leader in design and production of packaging machinery, has agreed a 15-year lease on a manufacturing and office facility in Rotherham.

Part of the Spanish ULMA Group, the packaging subsidiary has developed technologies and automated systems that are used by producers to seal fresh produce, meat, ready meals and many other food products.

Landlord, Rotherham-based Technical Cranes Limited, has undertaken a speculative development consisting of three high-quality, industrial units on land at the former Dinnington Colliery. A pre-let lease agreement was secured by Commercial Property Partners LLP (CPP) and involves ULMA moving from its Worksop base to the 15,200 sq ft Unit Two on Church Lane.

A market leader in new and used overhead cranes and gantry cranes, Technical Cranes operates from the Dinnington site and had plans approved to make use of the remaining space. Unit 1 on the site is occupied by a steel fabricating company.

Ed Norris, Partner at CPP's Yorkshire office, said: "Pre-let projects are few and far between for units of this size, so we are delighted to have secured this 15 year lease agreement on behalf of Technical Cranes, positioning them as a serious developer with a rapidly increasing portfolio."

Jordan Simpson of Technical Cranes, said: "Even before the foundations were laid, CPP were able to secure ULMA Packaging as the first tenant at Church Lane. As a development project with ULMA in mind from the onset we have therefore been able to tailor the warehouse and office space plans to their needs.

"We now look forward to securing occupiers on the last remaining unit as we head towards completion of unit 3, a 9,500 sq ft manufacturing and distribution facility."

James Couldwell, financial director at ULMA Packaging, said: "We are excited to move into new premises which have been fitted out entirely based on our needs, affording us the space needed to meet the requirements of our customers from across the UK and further afield."

Along with the move, the firm has taken on new staff including Louise Pearson as sales and marketing co-ordinator.

Chris Pickles, UK managing director at ULMA, said: "We have grown significantly in such a short period of time – meaning that strategic appointments of the right calibre of personnel are absolutely vital to the future growth of the business. We are very pleased to have attracted someone of Louise's skill-set and experience to our team. Add those skills to a dynamic "Can Do" attitude, and I'm sure that both Louise and ULMA will undoubtedly benefit from this appointment."
