News: Doughnuts are good to go, but tacos, no

Operators of a doughnut shop in Rotherham have been denied the opportunity to convert it into a hot food takeaway with council planners concluding that it would "fail to promote a healthier community."

Approved as part of a wider regeneration scheme close to Mushroom Roundabout at Aldwarke, the seperate drive thru unit has been occupied by Dunkin’ Donuts on Sycamore Road.

Sheffield-based franchise specialists, QFM Group, applied last year to make changes at the unit, admitting that Dunkin' had not traded optimally since moving in.

However, Rotherham Council has refused the change of use application that would enable a hot food takeaway to operate in the unit instead.

The application explained: "The proposed development relates to an existing unit, which has a drive-through facility optimally located near the junction of a busy radial and orbital route. However, the brand currently operated from the unit (Dunkin') has not traded optimally in this format and location and so does not make full use of the facility.

"Current operations could easily transfer into a unit in a nearby retail and leisure building owned by the same operator. Similarly, a brand in that building (Taco Bell) would benefit from the drive-through facility to attract further custom and create economic growth. It serves relatively healthy food, (rice dishes, etc.), but it is hot food."

Refusing the application, planners point to the proximity of High Greave Junior School, 500 metres away on foot, and the Hutton Park campus of Rotherham Aspire Pupil Referral Unit (PRU) at 650 metres. Rotherham Council has a supplementary planning document that restricts hot food takeaways within 800 metres of a school or college, unless it is in within a defined town or district centre.

Applicants argued that: "trade is unlikely in respect of a primary school because its pupils are accompanied to and from school by their parents or guardians and are not generally allowed to leave at lunchtime because they are too young. In the applicant’s view, Inspectors at examination tend to amend similar development plan policies to exclude primary schools. High Greave Junior School is a 500-metre walk away across two busy roads, one a dual carriageway and the Council concurs that its pupils are unlikely to be allowed to make that journey."

Planners acknowledge that there is already a Taco Bell on the site but concluded that the proposal "is in direct conflict with adopted Supplementary Planning Document SPD5 ‘Equal and Healthy Communities’ along with paragraph 97 of the NPPF [National Planning Policy Framework]" which was updated in 2024 and is now "significantly more critical" of takeaway applications.

National planning guidelines state: "Local planning authorities should refuse applications for hot food takeaways and fast food outlets: a) within walking distance of schools and other places where children and young people congregate, unless the location is within a designated town centre."

News: Residents cry foul over Rotherham KFC development, with Costa planning to join

Updated plans for a food-led revamp of a former commercial property in a Rotherham village are being recommended for approval, despite a number of objections.

Rothbiz revealed back in 2018 that QFM Group, the Sheffield-based developer and operator of a number of fast food franchises, was progressing plans for new outlets in Wickersley, Rotherham.

QFM Group is one of the largest franchise companies in the UK and was founded in 1982 when it opened its first restaurant in Sheffield. It now has a chain of quick service restaurants and is continuing to grow with a current expansion programme. QFM operates world renowned brands such as KFC, Costa Coffee and Taco Bell.

Planning permission was secured and KFC opened in Wickersley last year in a building near to The Tanyard that was formerly used by Tirobaggi, an online supplier of quality handbags and accessories, and Edward Healy & Sons, a provider of shoe repair materials.

New plans are for a Costa Coffee alongside KFC.

Plans show that the 4,000 sq ft development could be subdivided into three units and planners previously concluded that "the proposed development represents an acceptable form of development in this locality that will be in keeping with its character and appearance and would not adversely affect the amenity of neighbouring residents or highway users."

However, differences between the scheme approved and that currently operating have resulted in the submission of a new application to regularise matters.

The latest application seeks full planning permission for the subdivision and change of use of the existing building to two units (rather than three) comprising a takeaway to the Bawtry Road frontage with a coffee shop to the rear area.

These differ from the café and take-away previously approved under the 2019 permission in that the take-away element has slightly reduced in area and the coffee shop element increased.

KFC would continue to have public access from the Bawtry Road elevation with the coffee shop being accessed from the Fairways frontage. Also in the plans are an external seating area to the front and a service area and car parking area for three cars to the rear.

Applicants say that: "The proposal improves and re-uses one of the oldest buildings in the district centre in a way that would result in 20 jobs and increased footfall at this end of the centre."

A number of objections and a petition from local residents have been received covering issues around the need for more takeaways in the area, the character of the area, noise and odour issues and various highway issues.

Planners are recommending that planning board members approve the plans. They maintain that the application complies with council planning policies brought in to address the proliferation of takeaways to help maintain the economic vitality and viability of town district and local centres.

A planning report states that "the proposal would not result in more than 10% of the ground floor units in the district centre being used as hot food takeaways (this unit would bring the total to 9%)" and adds that two takeaways would not be operating adjacent to each other (against the policy guidelines) as the Seven Seas fish bar next door to the application site "has more recently added a restaurant onto the site so is not exclusively a takeaway use."

The opening hours are set to be 0700hrs to 2300hrs. Planning officers add that with "the building not being immediately adjacent to residential properties and the commercial nature of the area the proposed hours are considered to be acceptable."

The proximity to local schools was also raised by objectors but the council's policy means that, as the site is within a defined district centre and satisfies the relevant planning policies, it cannot be refused on these grounds.

If approved, planning permission comes with a number of proposed conditions including extraction systems to abate odours and plant and equipment that doesn't exceed certain noise levels.

Measures to prevent indiscriminate parking in the wide footway fronting and adjacent the premises have now been implemented following the recent insertion of the bollards in this location. These were part of the previous planning permission and KFC was forced to close until the works were carried out.

The plans are due to go before the planning board at Rotherham Council next week.

News: Further food outlets opening in Rotherham

Another national food retailer is set to open at a prominent site in Rotherham, with an old favourite returning to the borough.

Rothbiz reported in 2017 that plans had been submitted for a drive thru unit at its, then recently completed, retail development close to Mushroom Roundabout at Eastwood.

Sheffield-based franchise specialists, QFM Group, received approval for the plans but they were never implemented.

Now updated plans show that the latest newcomer is set to be Chopstix - a noodle bar take away restaurant with over 80 sites across the UK and the Republic of Ireland providing its affordable, fresh and tasty Asian cuisine in food courts, motorway services and high street locations.

Construction work is underway.

Across town, at Parkgate, Burger King has reopened its restuarant unit, operated by franchisee. the Kirali Group.

The area was severely affected by flooding in 2019 but work on the unit was put on hold in 2020.

News: What is joining KFC at new Rotherham development?

Work is underway on a new fast food development in a Rotherham village with updated plans showing what is set to open there.

Rothbiz revealed back in 2018 that QFM Group, the Sheffield-based developer and operator of a number of fast food franchises, was progressing plans for two new outlets in Wickersley, Rotherham.

Already operating from sites in Manvers, Canklow, Parkgate, Eastwood and the town centre in Rotherham, the company targeted the suburb of Wickersley, securing planning permission for new premises close to The Tanyard shopping centre.

Formerly used by Tirobaggi, an online supplier of quality handbags and accessories, and Edward Healy & Sons, a provider of shoe repair materials, approved plans for the Bawtry Road property, drawn up by SSA Planning, show how the ground floor could be subdivided into a shop and a café.

New plans now show how the new 4,000 sq ft development could be subdivided into three units.

Plans for signage, drawn up by Pye Designs, show that KFC is set to front Bawtry Road with new external seating. Along Fairways, Dunkin Donuts and a Chopstix noodle bar are proposed to take the new units.

QFM operates a Dunkin franchise at Eastwood which opened last year.

Established in 2004, Chopstix is a noodle bar take away restaurant with over 80 sites across the UK and the Republic of Ireland providing its affordable, fresh and tasty Asian cuisine in food courts, motorway services and high street locations. A Chopstix Noodle Bar can be found at Woodall Services. With financial backing from Metro Bank, owners are planning an ambitious expansion that would more than quadruple the size of its UK business and launch overseas.

News: Dunkin' Donuts opens in Rotherham

Dunkin' Donuts - America's favourite coffee and baked goods chain - has opened in Rotherham.

Rothbiz reported in 2017 that plans had been submitted for a drive thru unit at its, then recently completed, retail development close to Mushroom Roundabout at Eastwood.

Sheffield-based franchise specialists, QFM Group, received approval for the plans but they were never implemented.

With recent restrictions seeing fewer diners able to eat out, work has recently been completed at the existing Taco Bell restaurant on Fitzwilliam Road to convert the seating area into a Dunkin Donuts.

Taco Bell remains in operation.

Dunkin' Donuts serves more than five million customers per day and sells 52 varieties of donuts and more than a dozen coffee beverages as well as an array of bagels, breakfast sandwiches and other baked goods.

Dunkin' Brands is home to two of the world's most recognised and loved brands in franchising, Dunkin' Donuts and Baskin-Robbins. A $11.3 billion deal was recently announced that will see Dunkin Brands acuired by Inspire Brands, Inc.

News: Plans in for new Rotherham restaurant

Having seen planning permission turned down for a real ale / craft beer bar, new plans have now been revealed that would create a new restaurant inside empty retail units in a popular Rotherham suburb.

Rothbiz reported in June that Rotherham Council were refusing to allow current and new drinking establishments to take on retail units close to The Courtyard in Wickersley.

A new craft beer style bar wanted to open in the former Village Butcher premises on Bawtry Road and an application followed from the owners of The Courtyard who wanted to expand the popular bar into an adjacent retail unit.

Concerns about late night noise nuisance were raised and the plans were refused as they would reduce the percentage of A1 (retail) uses below 65% in the area, contrary to newly adopted local planning policies.

Now a new application has been submitted that involves fitting out the current shell of three units on Bawtry Road to combine them to form a new A3 restaurant unit. The buildings current consents are for Retail (A1) and Sui Generis Uses. Sui Generis means a use that does not fall within any particular use class.

The plans, drawn up by SLA Design, state: "The site currently comprises of three adjacent unoccupied retail units which were previously used as a butcher, a delicatessen and a tattoo parlour. The butchers and deli front immediately onto Bawtry Road but the tattoo parlour fronts into the Courtyard.

"The proposal involves "knocking through" and combining all three units whilst fully fitting out the new unit with a new kitchen, toilets and front of house furniture."

The applicant is Martin Green, joint owner of the bar at The Courtyard who lives in Rotherham and is managing director of leading entertainment provider, Redtooth.

Opening hours of 8:30am until 12am seven days a week are proposed, enabling "Seasons Restaurant" to cater for breakfast, lunchtime and dinner.

Access would be from inside the courtyard.

A planning statement is being prepared but the applicants have stated that: "It is highly unlikely that the proposed development will have any impact upon the amenities of the existing residents in the locality and the surrounding businesses as similar operating hours and servicing arrangements are to be adopted as per the existing businesses around the site."

Rotherham Council's highways department has already raised concerns that the restaurant use has the potential to generate increased parking demand and affect nearby residential streets.

Over the road, at The Tanyard, a planning application was recently approved to enable QFM Group, the Sheffield-based developer and operator of a number of fast food franchises, to create two new units with flats above at the former home of Edward Healy & Sons.

With updated designs to address concerns over visual amenity and overlooking, planners concluded that the proposed development represents an acceptable form of development in this locality.

Operating from sites in Manvers, Canklow, Parkgate, Eastwood and the town centre in Rotherham, the company is now targeting the suburb of Wickersley, submitting a planning application for new premises close to The Tanyard shopping centre.

Formerly used by second-hand store, TiroBaggi and Edward Healy & Sons, a provider of shoe repair materials, plans for the Bawtry Road property, drawn up by SSA Planning, show how the ground floor could be subdivided into a shop and a café.

No operators have been announced but the QFM Group operates world renowned brands such as KFC, Costa Coffee and Taco Bell.

The plans also include proposals to demolish the first storey and erect a two storey vertical extension to the rear which would contain four new apartments. Eight parking spaces are proposed.

Nearly 1,800 sq ft of space would be created for the café and 2,300 sq ft for the shop. If approved, the development would create an estimated four full time and 16 part time jobs.

Operating since 1843, family firm, Edward Healy & Sons were the original founders of the renowned "Benchmark" shoe repair materials, offering these as well as many other well known products. Brothers Robin and Tim Healy retired in 2016 and the firm was incorporated into Savvas Georgiou Wholesalers.

News: Dunkin' Donuts set to complete Rotherham development

Plans have been served up for a new drive thru restaurant in Rotherham for Dunkin Donuts - America's favourite coffee and baked goods chain.

The application from Sheffield-based franchise specialists, QFM Group, is for a two story, 3,500 sq ft unit at Mushroom Roundabout at Eastwood and would create an estimated ten jobs if approved.

The prominent brownfield site has been transformed by a regeneration scheme centred around new food retail units. The vacant site was previously home to a D.C. Cook car dealership but was empty since 2008 following demolition. QFM have pioneered the scheme which is now home to Taco Bell, KFC, Costa and Anytime Fitness. A Toby Carvery pub has also opened on the site.

QFM is the franchisee of KFC, Taco Bell and Costa Coffee and owns the building containing these on the site. The firm is now hoping to add a Dunkin Donuts operation.

News: Taco Bell unwraps first Rotherham location

The first Taco Bell Mexican restaurant in Rotherham is set to open this weekend.

Rothbiz revealed last month that the world's leading Mexican-style quick service restaurant chain was planning to open two new outlets in the borough - at Manvers and Eastwood.

The subsidiary of Yum! Brands, which also includes KFC and Pizza Hut, was founded in 1962 by Glen Bell, a former US Marine, who invented the preformed taco shell in 1951.

Serving more than 36.8 million consumers each week in approximately 6,500 restaurants worldwide, Brits got their first taste of tacos, burritos and quesadillas with the launch in the UK in the late 1980's. The Manvers location will be just the 12th UK site.

The Rotherham restaurant is the seventh Taco Bell location that franchise group Northgate Fast Food will have opened in the space of two years, hiring local talent from the area and creating over 30 new jobs.

Arjun Patel of Northgate Fast Food, said: "We love being able to bring Taco Bell to the hungry North. Being locally from Yorkshire myself I always craved something a little different when eating out, and the response from the Taco Bell fans after each opening has reflected my sentiment, I can’t wait to see the response from Rotherham next!"

The single story, 46 seater Rotherham restaurant features an urban look with influences from Mexico and the brand's California based headquarters. It is located next to KFC off Manvers Way where the QFM Group secured planning permission for a two unit development back in 2011, shortly after it opened the large KFC restaurant, which now includes a Costa outlet.

Opening on October 1, the firm is celebrating the occasion and keeping up the Taco Bell UK tradition by giving away "Manvers' First 100" T-Shirts to the first 100 customers on opening day.

Nick Dawson, general manager at Taco Bell Europe, said: "We are lucky to have such a great local partner who is driven to continue to bring Taco Bell to the people of Yorkshire. There is great passion for the brand up here and we're excited to show the people of Rotherham what it means to Live Más!."

At the site of a vacant car showroom at Eastwood, RJD Associates were appointed as principal designer for the next phase of a retail food led development. Plans have changed so that a KFC drive-thru restaurant will be joined by Costa Coffee and Taco Bell. Oakstone Construction is currently on site and recruitment via the QFM Group is underway.

News: Taco Bell opening in Rotherham

QFM Group, one of the largest franchise companies in the UK, are set to open a new Mexican restaurant in Manvers, as construction work gets underway across Rotherham at another of its developments.

RJD Associates (North West) Limited has been appointed as the CDM Principal Designer on a construction project next to KFC off Manvers Way which involves the construction of a new build shell in connection with a Taco Bell restaurant, alterations and extensions to external pavings and drainage to suit new layout, and provision of new incoming mains electric and water supplies.

QFM Group secured planning permission for a two unit development back in 2011, shortly after it opened the large KFC restaurant, which now includes a Costa outlet.

The Sheffield firm is already recruiting staff for the new Taco Bell.

Taco Bell is the world's leading Mexican-style quick service restaurant chain and serves more than 36.8 million consumers each week in approximately 6,500 restaurants worldwide.

QFM acquired the remaining 1.18 acres and is set to deliver three further food and drink outlets. Approved plans show that occupants could include Costa, KFC and Hey Potato! and that the total jobs created could be 100.

RJD Associates were also appointed as principal designer for this development and have stated that plans have changed so that a KFC drive-thru restaurant will be joined by Costa Coffee and Taco Bell.
Oakstone Construction, which carries out around £4m of work per year with KFC, building and fitting out stores, is currently on site.

Fit out work and recruitment is also underway after QFM Group secured planning permission for new signage for a new Costa outlet in Rotherham town centre.

News: Strong start for Rotherham Toby Carvery

Toby Carvery's newest "home of the roast" in Rotherham, is celebrating a record breaking month having served over 9,017 meals in the first four weeks since opening in late October.

Wilton Developments acquired the 2.4 acre site in 2012 as part of a wider Dansk supermarket portfolio - Netto was progressing plans for the site before they were acquired by ASDA in 2011.

Pub group, Mitchells & Butlers purchased 1.22 acres of the site for a two storey Toby Carvery. QFM has acquired the remaining 1.18 acres and is set to deliver three further food and drink outlets. Plans show that occupants could include Costa, KFC and Hey Potato! and that the total jobs created could be 100.

The new Toby Carvery has created 40 new jobs and offers seating for over 176 people in the restaurant and an additional 24 in a designated bar area.

David Munro, the manager of Toby Carvery Rotherham (pictured, right), said: "We are extremely pleased to have opened one of our famous carveries in Rotherham and look forward to welcoming lots of guests over the coming weeks and months.

"We have had some great feedback so far and everyone who has visited has enjoyed the high-quality roast that Toby is renowned for across the UK."

The restaurant offers a family-sized feast of four roast carvery joints, all you can eat breakfasts and is currently offering a special festive menu.

Work got underway in March for the 250 cover pub restaurant - the first in the borough - with Pacific Building undertaking the groundworks, preparation, excavation and drainage and IB Construction completing the build.

Toby Carvery is a family friendly restaurant targeted specifically at the family dining market and is one of the brands operated by Mitchells & Butlers, the UK's largest operator of managed restaurants and pubs.

The "home of the roast" pub opened at the end of October with a number of special offers.

Jason Stowe, managing director of Wilton Developments, said: "The site lies just over a mile from the town centre and fronts a busy roundabout so we knew it had strong investment potential.

"We worked closely with the purchasers to secure planning permission for a change of use in order to redevelop the site, bringing it back into beneficial use and creating almost 100 new employment opportunities."

Agent WSB acted on behalf of Wilton Developments in concluding these deals.

Adam Mobley, equity partner at WSB Property Consultants, said: "After advising Wilton Developments on potential demand for the area, the sale of the site, to Mitchells and Butler and QFM, one of KFC's main franchisees, ensures that the demand for leisure opportunities in this area of Rotherham can now be met.

"The new pub restaurant, drive through KFC and two further leisure units will bring this redundant site back to life, creating jobs, investment and regeneration."

Plans have recently been updated for the second phase of the scheme which already has approval for Unit A - a single storey Drive-Through, and Units B & C - 2 two storey restaurant / take away.

News: Costa & KFC to join Toby Carvery in Rotherham

New outlets for Costa, KFC and Hey Potato! are planning to join the Toby Carvery at a new retail development in Rotherham.

A prominent brownfield site at Eastwood is set to be transformed by a regeneration scheme centred around new food retail units. The vacant one hectare site at Mushroom Roundabout was previously home to a D.C. Cook car dealership but has been empty since 2008 following demolition.

In September, Northern Retail Ltd secured planning permission for a two-storey Toby Carvery pub and family restaurant, a two-storey KFC restaurant and two smaller restaurant / take away units, together with over 100 car parking spaces and vehicular access via Aldwarke Lane and Sycamore Road.

Wilton Developments and fast food specialists, QFM are also involved in the plans, which state that the development would create 73 jobs.

Now a new planning application has been submitted for signage at the scheme which shows that the remaining units are set to operate as franchises of Costa coffee and Hey Potato!

Sheffield-based QFM, specialise in fast food retail developments. It operates a number of franchises in the area and brought forward similar developments at Manvers and Canklow.

A licence application has recently been submitted by Mitchells and Butlers for its planned Toby Carvery pub restaurant on the site.

News: Retail offer strengthens in Manvers

Retail developments are keeping the momentum going at the Manvers Waterfront regeneration scheme in Rotherham.

At the Waterfront Business Park, off Manvers Way, developers, QFM Group, has submitted plans for a 446 sq m, two-storey unit for retail use that could contain two class A5/A3 units on the ground floor, with additional seating on the first floor.

The end user is not yet known but it is expected to be another restaurant. If approved, it could created up to 17 full time equivalent jobs.

The site is already home to a large KFC and Costa coffee unit and has planning consent for two A3/A5 retail units within one single storey building with a gross floor area of 155 sq m with 28 parking spaces. The planning consent expires in August 2014.

Sheffield-based QFM, specialise in fast food retail developments. It brought forward the developments at Manvers (pictured) and Canklow and have plans for another outlet at Eastwood.

The Manvers Waterfront development is a 285-acre mixed-use regeneration of the former Manvers Colliery by Anglo-Dutch developers, TCN UK.

The plans for the latest unit state: "The proposal is intended to meet a specific market demand to predominantly serve the new developments which surround it. These include commercial, industrial, retail, leisure and residential land uses. The proposal cannot therefore be disaggregated from the site and there are no sequentially preferable locations that would meet the same requirements that the application is intended to meet."

Also at Manvers Waterfront, Onward Holdings continues to make progress with its Onyx Retail Park development. Phase One is occupied by Greggs the Baker, Domino's Pizza, Subway and Motor World. The second phase of the development was brought forward after the take-up of units in Phase One was much quicker than originally anticipated.

The development has so far led to the creation of around 100 new jobs with grocery giant Spar and Beauty at Heart salon also recently opening. A well-known charity has also signed up at the park.

Home to two restaurants, Thai Garden Café and Bistro 63, recent openings include franchises from YoYo Noodle and Caffè Latte (pictured).

Caffè Latte started in 2008, with a first franchise opening in May 2012 in Ramsgate, Kent. Throughout the past 18 months the company has opened a further six stores nationwide with an expansion plan for 2014 to open a further 20 stores.

Also at Onyx, plans are being determined for Unit 12 to become the Marina fish and chip shop.

News: Pub restaurant plans submitted

Plans for a regeneration scheme centred around new food retail units have been submitted for a prominent brownfield site at Eastwood, Rotherham.

The vacant 2.44 acre (0.99 hectare) site at Mushroom Roundabout was previously home to a D.C. Cook car dealership and associated external display area but has been empty since 2008 following demolition. Netto was progressing plans for the site before they were acquired by ASDA in 2011.

Now a planning application has come forward from Northern Retail Ltd that shows how the site could become home to a two-storey Toby Carvery pub and family restaurant, a two-storey KFC restaurant and two smaller restaurant / take away units, together with over 100 car parking spaces and vehicular access from Aldwarke Lane and exit onto Sycamore Road.

Toby Carvery is a family friendly restaurant targeted specifically at the family dining market and is one of the brands operated by Mitchells & Butlers, the UK's largest operator of managed restaurants and pubs. The £1.8 billion turnover group expect to deliver around 35 new site acquisitions and conversions this financial year. With around 250 covers, the proposed new Fitzwilliam Road carvery would be the first in the borough.

Wilton Developments and fast food specialists, QFM are also involved in the plans, which state that the development would create 73 jobs.

The land is zoned for employment use in the Council's development plan but the applicants argue that due to the previous use as a car showroom and the adjacent Gala Bingo and Iceland stores, the employment use of the site has ceased.

The plans also state that there are no sites or properties within the town centre that could accommodate the development in its current form. Travel planning and transport assessments have also been carried out, on what is a busy route in and out of Rotherham town centre.

The plans conclude: "The proposed new build provides a draw to what is at present, an unused, but prominent site. This proposal would increase the retail usage of the site and increases the quality, convenience and accessibility of the usage within the local centre.

"The design has been worked through to allow for maximum visual impression, with minimum impact over the surrounding properties. The design is of a high quality that will enhance the existing site and the immediate locality."

Property consultants, WSB and GVA have been working on the scheme.

News: Planning inspector says yes to a KFC

A KFC drive thru restaurant could now be built in Canklow, Rotherham, after a planning inspector allowed an appeal against the refusal of planning permission.

Rotherham council refused permission for the 300 sq m KFC on the site of the former Canklow Hotel pub off Centenary Way due to the adverse impact on nearby residents.

Jacqueline North, the planning inspector has now gone against this decision, stating that any impact would not be above the existing impact of the dual carriageway and nearby LSM factory.

She said: "I am satisfied that any impact as a result of the proposed development would be negligible and aurally indistinguishable from the existing noise climate."

The plans also attracted objections from local councillors, residents and Canklow Woods Primary School, which is close to the site. Objections focused on a potential for anti social behaviour and an impact on the healthy eating ethos at the school.

However, the inspector concluded that "there is no detailed evidence to indicate that the proposed development would result in a problem due to disorderly behaviour."

On the issue of healthy eating she stated that primary school children are not usually permitted to leave the school at lunchtime, and that outside of the time they are at school, the children's diet is the responsibility of their parents or guardians. The inspector concluded that: "I do not accept that the presence of a KFC restaurant/drive through would jeopardise the local healthy-eating initiatives."

Local councillor, Mahroof Hussain, who objected to the plans, described the successful appeal as "unbelievable."

He added: "This is not a campaign against the KFC or fast food, it's about the location. It is too close to the local primary school and residential housing. It's an inappropriate location. We are very disappointed with the inspector's decision."

The planning permission comes with a number of conditions including restricted opening hours, screen fencing, CCTV, landscaping and ventilation systems.

The application is from the QFM group who successfully operate 31 KFC franchises and others across Yorkshire, the North of England and Scotland, including the 850 sq m restaurant at the Waterfront development at Manvers.

The development is expected to create 20 jobs.

QFM operate the restaurants as franchises and have been looking to expand in the area to meet known demand. They also operate the outlet in the town centre, which will remain.

News: KFC plan for Canklow

A planning application has been submitted for a new build KFC drive-thru restaurant at the site of the former Canklow Hotel in Rotherham.

The application is from the QFM group who successfully operate 31 KFC franchises and others across Yorkshire, the North of England and Scotland, including the 850 sq m restaurant at the Waterfront development at Manvers.

The new build 300 sq m drive-thru restaurant at Canklow would "generate approximately 20 employment positions at the application site." The public house had been empty for a number of years and the building was demolished recently due to an arson attack that rendered it unsafe.

As the site has "Gateway" status and prominence on the junction of Centenary Way, the planners have dispensed with the standard KFC design and used a bespoke design which would be contemporary in appearance. The feature element of the design is a curved 4m high glazed curtain walling and "roof turret."

QFM operate the restaurants as franchises and have been looking to expand in the area to meet known demand. They also operate the outlet in the town centre, which will remain.
